    Sorry, Ellie, I misread the initial post as vendor having accepted the offer and then asked for more.

    Be firm, say its your final offer. The EA will try and squeeze out as much cash. Its been a while, so if they haven't decided by now, call the EA monday and say that whilst you want the place, but you are not prepared to increase your offer.. Stipulate that as it has been a long time since your offer was put in, you may put an offer in on another property and withdraw the one with them if its accepted.

    The EA get 1.something% of any extra money you offer. Offer £5k extra, and they get £50-75 extra.
    If the sale doesn't happen, they don't get anything at all...

    That small amount extra is barely worth the paperwork, let alone the risk of having a sale fall through.

    Time to look elsewhere perhaps if the EA is playing hard ball.


    Next time offer below asking price, say 10k, so you have some room to haggle and possibly avoid paying asking price on final offer or getting an offer accepted.


    But offering their asking price and not accepting it, I feel is unrealistic and shows the intent of vendor/ EA. Then they should put the guide price higher then if they are not going to accept what they put up. It's like buying a TV at Curry's and the saleman saying oh we want more and we won't accept it, even at advertised price.


    If it's been on the market for a while, I would leave it sometime and let them reflect on that and they might get back to you.

    OK so I now have the full story. I have been jibbed good and proper on this one!
    Basically to cut a long story short we were under the impression the vendor was a house builder who had taken the property in PX. That's what the EA told us.


    In actual fact the house builder had engaged the EA - this was true - but the house builder was also allowing the house owner to market it privately. For some reason the EA was ok with this.


    So it turns out before I even made my offer the house owner had had a private bid which matched mine. Because there is no EA fees they went with the other party.


    I offered to up my offer and was told to contact them direct as the EA was no longer instructed. I contacted directly and was basically told they don't want to get into a bidding war.... hm. Anyway, that's it - onwards and upwards!!
