Made an offer...

Basic back story is been looking in that area for a while (prices range from £400-£500k), looked at a few, made a few offers all well under asking price due to condition. Went to see this one, looks good, fits our needs and needs for nothing. Thought I would be fair and offer the asking price to save any hassle. I could have knocked off £5k but whats the point just be straight to the point and get the deal done.
Made the offer and was told the vendor will probably want more?!
This is not London.
I am confused and not sure what to do next. If they do come back and ask for more what is the general idea? Few grand? Its not a cheap house. I don't want to miss out on it but I don't want them to take the P. Thoughts?!

Personally I wouldnt have offered the ask straight off, I would have offered under and then worked up to the ask or you could have offered the ask providing the property was taken off the market. The EA and vendor are probably discussing whether they can extract more money out of you. Depending on how much you want it and if they come back for more its up to you to decide whether its worth another few grand or put your poker face on and tell them thats it.0

I get we were keen with the offer but I prefer to get to the point. I have told the EA that before when we have made offers. That's my price and that's it. This place is attracting quite a bit of attention so I thought best to go with the asking price. Hey ho will have to see what happens but I doubt I will go higher seems daft.0

That happens a lot in my area, once the first offer is in they know more will follow and the price goes up and up.
Wait until all the offers are in before reviewing your position again.
What area are you?0 -
You have a basic choice.
* Offer more
* Be prepared to walk away
There aren't really any other options. It's hardly a pee-take, since you do have the option to walk. Basic supply and demand...0 -
As a general area its near Lancashire.0

Fair enough. It might attract a lot of attention but when it comes to people putting in a cold hard offers often you find that dwindles down to just a few. I agree with Ognum, wait a bit and see what they come back with.0

We did this with the house we're buying - the vendors had been messed about a bit in the past with people offering silly low offers despite claiming to love the place. So when we viewed it and loved it too, we offered the asking price the same day and agreed to fit in with their timeline as best we could..
Must admit, I was a bit put out when they took nearly a week to think about it!0 -
No, I would stand your ground. Make the EA well aware that you would usually offer below asking price, but as a statement of intent you put in full price offer to get the house off the market.0

Still no progress. Cant say as I am bothered now - but will update as and when!0

I'd say the offer is conditional to house bei taken off the market and that if they don't take it off the market and get their solicitors in touch with yours, you will walk. And be prepared to walk. I'm sorry this has happened, they sound like nasty ppl to begin with...
They have not accepted the offer so I doubt telling them 'the offer is conditional of them taking it off the market' is going to help them accept it!0
