    If a homeowner wants to replace true like for like, the conservation are powerless to force a change, regardless of whether the window is architecturally correct for the original house.
    I don't agree and it certainly doesn't happen in my area. If the homeowner wants to replace "Like for like" they will need Listed planning conscent and if the conservation officer doesn't like it they wont grant it and without it they can't legally replace the windows.


    In 99% of the cases around here the CO get their way with regards to whether they will allow total replacements or repairs. They have been flexible at times with regards to double glazing but they always want detailed scaled drawings of the sections of the proposed Joinery.

    I withdrew from this property a few weeks ago on advice of my solicitors. There were further problems including lack of building regs for a loft conversion, Velux windows, spiral staircases and a roof terrace that was owned by no one. The terms of the lease had been breached 100 times over and the sellers refused to get written consent from the landlord to state that the changes had his consent. Despite being asked at least 5 weeks in advance to do so, the best they could do was say there was no time to contact him and besides, he was a very nice man in their opinion and I'd have to take their word that he wouldn't come round and revoke the lease. Total idiots. How they have a hope of ever selling that property without getting the correct consents I have no idea.

    Oh, and to top it all they refused to pay the indemnity insurances because I was stringing the process out too much for their liking! A lucky escape for me, I think.

    Now, the estate agent told me that a buyer previously had withdrawn at a late stage due to financial reasons but I'm highly suspicious that this was not the case and the estate agent knew there were problems with this property from the get go. I'm going to write a letter of complaint to them but I have no solid proof that they were hiding or twisting information of the property. Has anyone got any advice with regards to where to go with this. I don't expect to recover any costs but on principle I feel that I need to do something.

    Maybe the other buyer's "financial reasons" were a fear that the place could turn into an absolute money-pit of a legal mess...?
