This is exactly the point.
This chap turning up unnanouced is stopping her having quiet enjoyment of he property.
Why should she give that up simply because he can't be bothered to text?

Not sure that's a good idea, it's one thing having a disinterested gardener but I'd not be happy with the ex-homeowner/landlord visiting the garden on a weekly basis. It would feel too much like being checked up on and would have an impact on the quiet enjoyment of the property. When you let out your former loved home and garden you really have to take a step back, quarterly visits at most. Maybe let the garden go or employ someone else to garden. If the gardener who your landlord employs to clear the garden were to text you each time he was in his way, what difference would it make to you? You're aware a gardener comes round every so many weeks (weather depending) and he doesn't have to enter your flat, he just goes into the garden and does his job. Ok, it might be polite to text you each time he's on his way, but maybe he thinks it's unnecessary as a) he's nit disturbing you..Louie inside your flat and b) he's working for the landlord, not you.
You're lucky the landlord provides a gardener, and it sounds like you resent him coming round. The landlord is being very kind in having the garden done, he could have put in your rental agreement that you had to maintain it.
When my window cleaner comes round he doesn't text me beforehand, and when my gardener comes round he doesn't either....he just turns up on the da.
I think you're being difficult and all because you want him to text you. He clearly isn't going to, and the landlord wants his property maintained, so maybe you should just move.0 -

I have asked him to come back at more convenient times when it hasn't been convenient for him to be there.
He is able to just walk in the back gate. a brief explanation of the layout - front garden is on the road (i accept I can't stop people going in it, but its not nice coming home to find some has been in there digging it up) the rear garden is though a shared access gate (private for myself, upstairs and the unrelated property behind us) accross the parking spaces and onto my garden.

I always do my best to accommodate and as long as I know about it there is no problem.
thing is upstairs have the right not to have a padlock on the gate and may be happy with the gardener coming. Clearly it is impossible to have quiet enjoyment of the garden if it is shared, neighbours for example may make use of it on occasion for a bbq. What I would complain about to the Landlord is the state it is left in.Padlock on the side gate.
Get copies of the keys and give them to upstairs and the property behind. Explain it's for increased security to stop unauthorised people coming in.

we used to have a window cleaner in my old flat he came usually around the beginning of every other month, which was fine no notice required.
The gardener here turns up sporadically, I'd not seen him since October and he's been round 3 times in the past week, once to rip out the gardeners garter, again to collect waste when I reminded him not to come unannounced he said he was finished, I got home today to find more work done.
I'm waiting for a response from LA.
Both gardens are mine, they are not shared. Upstairs have a parking space only.
We took the flat for the private garden.0
