And if the deposit hadn't been protected the notice will be invalid anyway. That said, sooner or later you'll probably have to move. So start looking for a new home, serve notice and leave your landlord with a void period whilst he tries to sell the place.

I also agree that having hoards of people traipsing through your home is not on.

Wow thanks for all the responses!
I am a push over and I expect they've picked up on that, and they know how im so desperate to stay here so they will most likely feed me all the bullsh&t just so I do what they want.
I will write a list(only way I can cope with things) to put things in order and try to be stronger.
Ive looked though all my paper work and ive not had a letter about my deposit being protected and ive done all 3 protection agencies online and none of them have me registered with them.
I'll have the 6 that's booked in tomorrow and have another word with the agent, and try to stand my ground better this time!
I really appreciate all your help and advise, I wouldn't know what to do without you lot:)

If your landlord returns your deposit to you prior to issuing the Section 21 you can be evicted.

So it doesn't really make any difference whether the deposit was protected or not?

You can also sue for 1-3 x the value of the deposit. Guaranteed to get atleast 1x the value.

It does make a difference if your landlord doesn't know this. You could get all the way to court before your landlord discovers this. Then your landlord would return your deposit and start the process all over again.

It's useful card for you to play, knowing that your deposit should be protected. You could use it to get your deposit back early to help with the cost of moving elsewhere.
