Deposit Protection

I hope ive posted in the right place
2 weeks ago our landlord has said they are selling the house.
Its all been really emotional here, we are all settled, kids are happy and we wasn't expecting this.
Ive been to the council office and they said once I get written notice they will move us from a band C to a band B. I was told it was unlikely I would be offered anything. Once the time was up we would most likely be put miles away in a B&B. Im disabled and suffer terrible depression and agoraphobia, so I really don't know how I would cope in the situation. The doctor has put me on more tablets to help me sleep.
Ive been asked about where my deposit was protected but ive never been told where it is. I do have proof I paid 600.00.
Ive been told that if its not been protected they cant use a section 21, what difference does it make whether they can or cant use a section 21? Also they said something about claiming more back than just my 600.00?
Can anyone help? I would really appreciate it

    Assuming you are in England or Wales, read Deposits.

    If your deposit hasn't been protected and it should have been then your landlord would have to return your deposit to you before issuing a Section 21 notice or the notice will be invalid.

    It's also possible to sue your landlord for not protecting your deposit, if that's the case here.

    What about another private rental rather than a council rental?

    Ive had a look through the link and done a check with the 3 protection agencies and nothing can be found
    I expect it will be private renting again, im just always aware that at anytime you can just be given 2 months notice and you have to move on again, and I hate that.

    Where do I stand with people viewing? I don't want to be awkward because it could be someone looking for a house to rent back out, but today ive had 9 people here being shown around, tomorrow there is 4 so far and Saturday theres 6. We was meant to be going out Saturday but because we have 2 dogs in the house we cant go out and have anyone in here looking about so ive cancelled our plans, but would I be in the right to say a no to weekends?

    Your landlord should give you 24 hours written notice before accessing the property. That said you can say no and your landlord would have to get a court order. If you want to be flexible just tell your landlord you'll allow viewings on certain days at certain times. Your weekend plans should not be disrupted by this, especially when your landlord hadn't even served you notice yet.

    * Ending/renewing an AST: what happens when a fixed term ends? How can a LL or tenant end a tenancy? What is a periodic tenancy?

    Thanks to both of you, it's been interesting looking through the information.
    I'm going to tell the estate agent today that I'll cope with weekdays but weekends are off limits(except if they know it's someone looking for property) it makes it a bit easier because when the estate agent turned up it was someone that I've known for 25 years! Just didn't know she had a new job. I feel bad for saying no but it's like yesterday, I always have my father in law here on a Thursday, but there was viewings at 4, 5 and 5:15, right at tea time and I didn't want to be in the kitchen cooking and having people walking about.

    You're justifying your reason for not wanting people in your home.

    Time to draw a line in the sand. You pay rent in exchange for the property. It is yours whilst you legally reside there.

    Say no viewings at tea time, no viewings at weekends. Just say no.

    Or alternatively offer to allow viewings in exchange for payment. £20 a go, cash upfront.

    I tried today after having 6 people trampling though to say I didn't want to do weekends after this Saturday, I got a response that they would have to tell the landlord and the estate agent insinuated that I would probably be given my notice. I don't really want that because today a lady came to look that is a investor and im hoping that she will buy and then we can stay.
    So I feel im stuck, Im feeling ill with the stress but I cant say no because we will be given notice. I hate it.
    I think it'll just be fingers crossed that its sold quickly and brought by a investor.
    Its a right pain because ive read that I should have 24 hours notice too but the agent came out this dinner time to meet some people and told me then that there would be another 4 this afternoon.
    Sorry if im going on, I think im just venting my frustration!

    Notice is 2 months + court + bailiffs.

    I suspect the Investor will be purchasing much quicker than this.

    If they give you notice, you could ofcourse refuse all viewings. Which means their selling plans are messed up...

    I'm afraid that doing nothing while clinging onto the hope that an investor buys it and let's you stop is probably not the best approach to take.

    Unfortunately you need to work on the basis that more than likely you will need to move house.
    Focus on the productive things that can be done to smooth this process.
    Take the time to understand the advice given on here and be prepared to stand up for your rights rather than be bullied by a slimy creep EA who will have zero consideration for your feelings or situation.

    I wish you good luck and am sure that if you keep a clear focus it will help you through this difficult period.

    If you don't want viewings, you need to be firm with them. Don't let them bully you - turning up with multiple viewers in one day without giving adequate notice is really not acceptable and you don't have to put up with that.
    Their threats about giving you notice are probably pretty meaningless because unless it is sold to an investor you'll get notice sooner or later anyway, and if it is sold to an investor then it will be up to them if they want to let you stay.
