    Hi Squirrel.... Haha, that is the long story short, or so I would appear, yes. But truth is there were a lot of factors going into the decision: budget (as an FTB I can't afford some of the more expensive properties), area (commutable distance as I'm not looking to change jobs), neighbourhood and neighbours (we've had issues with neighbours before so we were keen to live somewhere where we wouldn't go through this again), completion date, work that needs to go in (being in a budget means we had to go for a house that needs a bit of work but as we need a quick completion date we also had to go for smth that would be habitable as we do the work rather than smth that would need a lot of work BEFORE moving in date). And then the least important factors, stuff like no of rooms, size of kitchen, size of garden, etc....

    The house has been on the market for a long time but it's price has been going up and down like a yo yo. I'm probably paying a bit more than what it would be worth to someone else. But I'm paying out what it's worth to us.

    Point is-don't ask for unrealistic price but rather think of what the house would be worth to others, not just to yourself as the vendor.

    Bear in mind that all the people who have refused to pay this price over the 3 years have gone away and bought a cheaper house, or a house for the same price that they liked better. As long as you are confident you cannot do this for some reason that did not apply to them, you are doing the right thing.

    You're probably right Scorpion, but having viewed a number of properties you absolutely hated, all we can do now is hope the survey doesn't uncover something terribly wrong with the house and that the vendor doesn't change his mind between now and completion (I have a feeling that's what's happened on previous offers...)
