Now having lack of viewings.. Does it go like this? Any thing we can do?

Our house went up on the 08/05.
We had about 7 viewings in the first week, with an offer at the end which we accepted. The estate agent said we would keep house on market until buyers had a A.I.P, but not take any more viewings.
Well less than a week later, the buyers pulled out for financial reasons. I'm glad that we were not taken off during that time, but now we have gone back on we have had nothing.
The estate agents don't seem to concerned. Infact I get the impression that they think our house will sell itself.
We are concerned though as during the week we had an offer we had already started contracts with our sellers. He has decided to stick with us for now.
Is there anything you think that could put people off. I'm guessing the price is at the high end.
Any advice appreciated.

If your target market is families don't forget it has been half term holidays (last week round here, prob the same where you are?) so families have been busy planning that, doing it and are now clearing up after it! So maybe you'll get some enquiries at the end of this week.0

It looks nice albeit a little concretey outside.
On Rightmove, There are 73 three bed properties for sale for the same price or cheaper than yours in a 3 mile radius, so buyers have a lot of choice.
This means you got a lot of initial viewings when you were new to the market, but perhaps from people who are not sure what they want???Should've = Should HAVE (not 'of')

- 2nd photo doesn't come "on".
- Which of those garages is yours? Need to state its the nearest one (assuming it is)
- Some people (me for instance) would be wary of the fact the 2nd garage owner would probably use our land in front of our garage door for turning/parking.0 -

Thanks for the reply. We too were put off by the front of house photo. Also, its interesting that you say about it being marketed as a family home. I said to my wife that I was expecting it to pick up this week due to half term. Do you think that it being marketed as a "family" home could have a negative effect? Its just the reason we are moving is because of the recent arrival of our second son and as nice as the house is, there is just not enough space. Something a couple of viewers have said.
The offer we had was from a couple with no children, the same as us when we purchased the house. We have decluttered even more since, but can't help feel the family bit is putting viewers off.0 -
I only said that because it's got three bedrooms - I don't know if it's the sort of things families would buy or not but looks like an ok garden.
Bed 3 doesn't have the sizes in the floor plan, btw0 -
Considering the amount of colour you have inside, OP, the garden seems to be sorely lacking.....especially given the time of year you are selling
Do you have some garden furniture you could place out on the terrace/patio area to sell a *lifestyle*? Can you get some colourful plants in pots (you can take these with you to your new home so not money wasted) to brighten the outside space up a little?
Not that any of this accounts for flurry of viewings then nothing - but I guess that is down to either half term or just initial interest which then tails off.....Mortgage-free for fourteen years!

Totally agree Phoebe. A bleak garden in winter you can get away with but it really needs some tubs this time of year. And some nice tall trees to take the edge off the fence line and break up the houses surrounding. Could all be in tubs so you can take them when you leave0

Agreeing with what others have said about the garden and outside garage photo.
One additional thing, as you mention that people said about space. The only photo I find 'off' is the little boy's room. The crooked books on the shelf and the rug on the floor are distracting. You *could* have two kids in a bunk bed situation easily, without the bookshelf. (Maybe not in your situation, but in a buyer's situation with kids close in age.) As the other rooms are perfectly decluttered, this one this seems noticeable.
Personally I'd swap out the bookshelf for a smaller one or get rid of it completely and let the angry birds roost on the bed.
I like your use of colour and I think it's a lovely home.0 -
The living room looks quite dark in the photo, is it dark or is that just a bad photo?
Agree with the comments about the outside space, some hanging baskets out the front and maybe a table and chairs in the garden would make it look much more welcoming.0 -
