Hi Op, I read this earlier but needed to rush off before commenting. There were a few bits that struck me - the house is very similar to ours
For my two pence:
1. There are only photographs of two bedrooms, rather than 3. Why?
2. The floor plan lay outs include sizes on two of the three bedrooms, this makes me automatically think the third one is a box.
3. The lounge looks very dark, do you have any way of getting extra light in there maybe by opening the door into the foyer? (I'm just thinking about my own home. We don't have the garage configuration to the front like you do, but we have a foyer area with a window. Just having that door open into the lounge makes a huge difference, either during the day or with the light on at night.
4. Aside from the garage, do you have any other parking? It's not clear at all from the pictures and would totally put me off. When we bought our home, it had a garage and car port but also obvious ability to park at least two more cars if not more if needed in the future.
Minor things now:
A) The photograph in the lounge looks very odd, I'm not sure what's happened but it makes me think your lounge is tiny. Also the furniture looks very big. Would there be anyway for you to put it into storage and use smaller furniture? We've got a huge suite in ours which while it doesn't over power the room makes it feel a lot smaller than the same room in the show home. I would perhaps move the coffee table completely for the photo. In any event, it feels as though half the room isn't being used and seems as if it's all cramped to one end. What are your stairs like? Do they have a vaulted ceiling? I only ask as most with the split to left and right seem to have in my experience. This can be a selling point, and may deserve a photograph. We also have a lot of space across the top of the landing, enough to put a couple of book cases in any case. Again this could be a selling point provided it's not over crowded.
C) Similarly, do you have a large understairs cupboard? That could also be a feature of the sale.
D) Is there access internally from the garage as that's not clear?
E) Again, I'm comparing between our homes as they both seem the same. Our garden is huge (it's a new build but even for an older property it's still big). Are they normal size flags in the photograph? If they're not, it makes the garden seem even smaller. My eye is drawn to them and it makes it look like a dodgy photograph angle again. I think the garden has been covered by previous posters. Aldi are currently doing lots of different (and cheap) potted plants, trees etc. You wouldn't have to spend much to bring some brightness to the garden and some interest to the front of your home.
F) What's at the back of your garages? Is there a side garden or does that form the boundary to whatever's behind you? I only ask because, as it's not clear, I've got images of it being totally overcrowded and cramped.
G) Get rid of the rotten green bin from the front of your neighbours property while you do the photograph for the front. It's completely off putting and tells everyone immediately there's no room to store them. I would add some potted plants, one in front of the gas box, one either side of the main door and one between both garage doors.
G) Is there any way to shove the washer backwards slightly? I really don't like how it's stuck out, that might just be me but I'm sure there will be some buyers put off immediately too.
H) The bathroom looks depressing if I'm totally honest. It needs either some life from a plant or candle display, and/or some soft towels, posh looking toiletries. It just seems incredibly dark in there on the photos.
I) It could just be a small thing, and I'm only looking at this through the eyes of someone who has had to get pushchairs and wheelchairs through the front door, but the front step seems high from the photograph. It's just something else I noticed.
Hope this all helps hon xxx0 -
Just want to thank everyone for their constructive feedback.
Had some good news today. The EA phoned and said they were also finding it strange how viewings have now tailed off, considering how active the area is.
So they have offered to retake the photos and give us a premium listing for no extra cost. Have to say, I have been really impressed with them so far. And to be fair to them, the first batch of photos were taken when my oldest was being sick everywhere so was probably rushed.
Anyway, hopefully the difference will drum up some more interest.
Thanks again.0 -

I said to my wife that I was expecting it to pick up this week due to half term. Do you think that it being marketed as a "family" home could have a negative effect? Its just the reason we are moving is because of the recent arrival of our second son and as nice as the house is, there is just not enough space. Something a couple of viewers have said.
The offer we had was from a couple with no children, the same as us when we purchased the house. We have decluttered even more since, but can't help feel the family bit is putting viewers off.
The family home tag line would possibly put me off, but when I was looking I didn't read too much into the description. Wanting ti view was based more on photos and floorplan.
That said, it did annoy us how the estate agent for the house we purchased kept banging on about enough room for kids and a growing family... we're two people in early-mid 20s! No sign of kids yet thank you Mr Estate Agent0 -
We have just had the photos updated after taking the advice from you all.
I'm really please other than the two main bedrooms which they have kept the same. The bookshelf and the rug had now gone from bedroom two.
However, they have took a lot better shots of the garden and the front of house this time. Hopefully hear about some viewing soon.

That's definitely an improvement IMHO, OP, although I would insist they change the bedroom pics....also why is there still no pic of the third bedroom?
Can you not get hold of some garden furniture (borrowed if necessary - but what do you guys sit out on?) to set the scene in the garden, so-to-speak? Remember you need to sell an aspirational lifestyle
I still think some colourful planting in pots would soften the look of the outside.....instead of those fake plants, lol
When we were selling last year our EA was extremely conscientious and was happy to keep editing both the blurb and the pics - although these were taken by the professional photographer they employed, so were actually excellent and didn't need changing - till we were satisfied.....remember you're the customer and are potentially (hopefully) paying them a not insignificant sum for their services!Mortgage-free for fourteen years!

Even selling to BTL it seems fairly priced, given 3 beds in the area rent for £675pcm0

They quite often don't put a picture of the third bedroom on if it's very small because they don't want to put buyers off before they've even got through the door.
I've looked at sold prices for our estate to be nosy and get ideas for our kitchen refurb (the houses are the same), and I've only seen one where they've actually shown a picture of the third bedroom. They still sell within a week or 2.
Our third bedroom is tiny, and I do think it might have put me off viewing our house if I'd seen it before I'd fallen in love with the rest of the house.
Also the fact that the garden was a blank canvas was actually a selling point for me with our house; no major hard work to get it how I want it and no shrubs I don't like to dig up. I think most people will see past the lack of plants, it's a perfectly neat and tidy garden!
I think your house is nicely decorated and I don't think there's much more you can do but wait now. I think pinkshoes hit the nail on the head by pointing out that there's 73 other properties competing with you, but I'm sure your buyer will come!0 -
Infinitely better! Xxx0
