    Sounds unfair to me. Are they a cheapo firm, or are you paying a good market rate?

    They were recommended by our solicitors and I am generally happy with them, the price is reasonable, bit more than our first firm. Around here the quotes have ranged from 500 - 975, these are 675.

    I bought 'key waiver insurance' via my removal co to cover this. This would have paid any extra fees if the removal co. was not able to start unloading into the house before a certain time, I think it may have been 4pm.

    It didn't cost much, and set my mind at rest.

    You could ask your removal co if they offer this insurance.

    We got three quotes - one of the firms had a clause like this (although they were a bit more expensive per hour's wait IIRC), but the firm we went with didn't. They were lovely, and had just under a 2 hour wait in the end.

    So I guess some do and some don't?

    HI all, totally new to the forum. I must be missing something here.

    Why is the removal happening on the same day as completion? Can't you schedule it a day later to ensure there's no delay?

    I would presume it is because they are selling as well and have to be out on the day.

    on completion they don't own the house they are moving from so would have to move all of their belongings out of it. Unless they want to put all their belongings into storage where else would it go other than the new house?

    Okay, I understand. So the entire chain moves on the same day? In my head it would make sense to stagger the moves so each link is given 1 day to move. Perhaps that's unreasonable for long chains.

    Yes, the whole chain moves the same day.

    If you moved out your house one day your removal cost might be around £450, then to do it all again the next day another £450. And the cost of putting up your family in a hotel for the night - sounds hellish to me!

    Oh no, I meant stagger it in the other way, so the seller at the top of the chain vacates the house on Monday, the buyer of that house then moves their possessions across on Tuesday thus vacating the 2nd house down the chain, the 3rd in line moves their things across on Wednesday, etc. until it leaves the buyer at the bottom of the chain a set of keys on Friday morning!
