Any ideas of rough cost for total refurb??

We own a 3 bed terraced house which we have up for sale. If we can't sell it, we may do it up to re let it. It needs lots doing - replastering throughout then painting, new internal doors, new kitchen, new bath (rest of suite OK) boiler moving downstairs (boiler and heating OK), new front door and finally new flooring right through. It has UPVC windows already.
Any idea of a very rough estimate of cost? Are we thinking £7000 ish or more??

More. It's not going to look good if you managed that for £7000.
How is the roof, the electrics, the guttering? The boiler needs to meet the newest regulations or it can't be moved, it would have to be replaced to be relocated.Everything that is supposed to be in heaven is already here on earth.

Hmm! I guessed more! Electrics - unsure. Roof - OK. Guttering - probably needs checking. Boiler about 5 yrs old, combi. Would that be new enough to move? £10 000????0

Honestly, a 'total refurb' would be in excess of £20k even on a small house. It just depends on what doesn't need doing.
It's really important to check the electrics as someone would have to rip up the new plastering to rewire. A waste. I'm not a gas engineer so couldn't say on the boiler, but I'm sure thise in the know would need to know the model to advise.Everything that is supposed to be in heaven is already here on earth.

Doozergirl is right. You will be looking in excess of £20k and probably more realistically at £30k.Eat vegetables and fear no creditors, rather than eat duck and hide.0

Where people get £30k for a 2 bed terrace refurb is beyond me? That is in Yorkshire.0

WOW!!!
recently done a BASIC referb for a customer and that cost 15k for the bare minimum! your kitchen alone will be over half your budget inc fitting,
some average costs :-
kitchen £4k supply and fit (not including any plumbing or tilling)
plastering £1-1.5k
painting £1k
electrical £1k
basic supply and fit doors £700 (10 doors average)
carpet throughout £1000 supply and fit
boiler £800... (hard to say)
front door upvc £800 supply and fit
1k for odds and sods
1k for and unforeseen probs
then you've the builders mark up on that lot for supplying materials
the list goes on really i could probably add another few things to that list but you get the idea
so think you need to double your budget really,
ways to save costs:-
get all the materials yourself, and get them to site saving the builder time and expense and generally the builder may add 10-20% on the cost of materials alone...... so massive saving there to be had
employ one contractor to do all the work, pay no money up front! as it will be labour only, set a completion date, and interim payments for meeting your deadlines, for example ex amount of ££ on completion of the kitchen and so on, any extras you want doing.... i.e. architrave/skirting get it in writing and both sign it so you both know where you stand so theres no argument
this really is just a rough guide so hope its of some help to you guys, and try to get 3 quotes and remember the cheapest quote is the cheapest for a reason!!
