Taylor Wimpey - Incentives and Options Negogiations

Hi,
I'm current purchasing a new build with Taylor Wimpey - reserved the plot in Dec. Exchange due late June and completion due Nov.
House value is 480k and I manage to get incentives of stamp duty and legal fee's paid by TW when i reserved the plot.
Going through the stages of looking at options to upgrade in the house - firstly, it's shocking at how little actually comes with the house.
I know from speaking with other TW sites that if plots haven't sold by the time options need to be decided, the Sales Exec upgrades most of things (including appliances, top range kitchen, granite worktops, turf) in the plot to make more tempting to a buyer. It seems unfair that the two currently unsold plots next door to me could have up to 15k's worth of options included as standard, as well as stamp duty and legal fee's paid for and I'm having the door closed to me.
Has anyone had any experiences with TW relating to the above? How has the negotiation process gone? Have you tried to get any options thrown in, additional to the reservation incentives?
Any other advice on how to get the most out of the developers will be greatly appreciated.

It depends how popular the development is and by the sounds of it, it is not that popular (by this I mean there are still houses unsold).
This puts you in a good position. TW homes comes very basic (no flooring at all for example) so you do need to get some extras.
But remember, the extras are extremely overpriced, so unless they are willing to give you them, don't buy them through TW and just get it done after you move in.
I'm buying a TW house and the development has a waiting list because it is so popular, so I knew incentives weren't really on offer, but we managed to get £2k worth of extras.
You are in a good situation where you haven't committed too much financially (and they know this) and can walk away. So just make it clear what you want, and if there are any other developments in your area see what they could offer you (even if you don't like the house) just so you have a counter-offer.0 -
Or tell them you want to buy the plot next door with the extras. If they haven't sold other plots and are throwing in incentives, then they're more likely to want to hold onto you as a buyer by pleasing you. Just ask - if you don't ask you don't get! Good luck.0

The rule of thumb is don't negotiate extras, negotiate a better price so you can buy them yourself.
You've reserved the plot 11 months before it's even built so they have you by the short and curlies. You probably can't do that feasibly now, the only option is to either pull out or at least threaten to pull out.
As someone who came close to buying an estate new build a few years ago, I managed to negotiate a large discount (20%) but still walked away after looking at the shocking quality of other developments."The only man who makes money from a gold rush is the one selling the shovels..."0
