Are these fair early surrender of tenancy fees?

    LL should've just dealt with it himself.

    Maybe, maybe not.

    You seem to forget one fine detail, though - you voluntarily signed a contract that still has ten months left to run, and which you want to cancel early.

    You do not have to accept the figures. Your choice is to accept them - or to buy a cheap electric heater or two and let the contract run the course.

    I actually think it;s the letting agent who's being greedy! but you have given me a good idea, I have sent an email to the Letting Agent asking to reduce costs, but I may send a letter directly to the Landlord too, I think the Letting Agents are acting primarily for the own needs rather than the LL

    The money should all go to the LL. He/she may not even know this.

    I will indeed let the contract run if need be, that is there prerogative to charge whatever fees they like, as it is my prerogative to have a tidy flat and have it available to view during the lost two months. In the meantime I will be on the look out for a new flat to buy.

    Actually you are under no obligation to have a tidy flat and a limited obligation to allow viewings :)
