Are these fair early surrender of tenancy fees?

To be honest I am only asking if the fees being requested are reasonable? not a solution for me to stay, i.e. smart !!!! comments about thermal socks etc and plug in heaters, if need be I can sit it out if I have too.
My point was that the fees requested weren't needed as they would be recovered by the incoming tenants.
Ok, well my opinion is that the fees are much less reasonable than the costs of making the place more comfortable and solving the problems you've listed.
Sorry if that's too 'smart'.

Yes from their POV. No from yours. Have you asked them if there's any movement from those fees? Have you asked if there could be a compromise if you could find a replacement tenant yourself? (i.e. take out that marketing cost of £174? Doubtful they'd agree as they're an agency but... have you asked?)
As an aside, given you're liable for any shortfall in rent, I wouldn't be agreeing to that deal until they found someone, so as I'd need time to move, I'd be more likely to sit it out myself.

How do you know they'll be covered by new tenants? What did you have to pay to sign up? The landlord is agreeing to early surrender under the above terms and doesn't want to be out of pocket, which I think is fair enough. If I were a landlord I wouldn't have gone with that particular agent due to the high fee's, but maybe that's the going rate where you are.
You need to weigh up how much moving is worth to you.0 -
I'd stay put for the 12 months and invest that money instead in two cheap electric fan heaters/plug in panel heaters + electricity to run them for the winter months. It'd work out cheaper.
Bath/pressure's annoying, but it'll be fixed.
In this world only the wealthy can change their mind and make different arrangements without even thinking about it, due to the costs of mistakes. As a sidenote - your next place would probably have the same arrangement (storage heaters) and another list of annoyances.
Just live with it for a year and keep your money in your pocket.0 -

mmmmm I think might next place won't have similar heating as I think I will look to buy my own place.
I think I will just go back to them and negotiate harder, but if need be i'll sit it out and insist on "quiet enjoyment of my property" come the end of the tenancy when they want to hold viewings.0 -
The costs seem excessive to me.
I am half-way through a 12 month contract and we are looking to give notice next month.
Our contract says we pay a £250 marketing fee plus any shortfall in rent if they take time to find a replacement tenant.
Thats all it says but after reading your costs I will have to have a 2nd look!0 -
You're going to learn a lot about "reasonable" fees in the months until completion, then... If you start looking tomorrow, you might be in your own place by the end of the warmer summer months ahead. Indeed and my point was that I paid these fees when I moved in and the new tenant will cover his fees when he/she moves in, so excessive costs in my opinion and a greedy Letting agent.0
