Negotiating a snagging inspection with Persimmon Homes

Hi,

I am due to complete on a purchase of a new build Persimmon home at the end of August. Throughout the buying process I have indicated to the sales team on the development that I wish to snag the house prior to completion using a professional snagging company. To date, the onsite sales staff have indicated that this isn't company policy and that snagging can't generally hold up completion.

Has anyone else managed to get Persimmon to agree to a full snagging inspection prior to completion? To be fair to them, I have bee able to view the house at least once a week over the last few weeks of the build and I haven't noticed any significant problems. However, should I now bypass the sales team and contact the Construction Director at the regional office direct? My development is being build by Persimmon North Midlands.

Thanks in advance

    Draker,

I experienced exactly the same thing with Persimmon (S. Wales). However, after much pressure from me and my solicitor, we managed to get the snagging done before completion.

Generally, snagging will not delay completion, unless a serious defect is found that would make the house uninhabitable. However we (and you) thought it was essential for snagging to be done before completion, for peace of mind.

If you persist with Persimmon, they will cave-in eventually. Disregard the sales office people and go straight to the regional and/or head office.
In case you hadn't already worked it out - the entire global financial system is predicated on the assumption that you're an idiot:cool:
  • Can't see the issue. If they let you go round the place before completion then why can't they let your snagging inspector go round, if necessary with you?

As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.
