Need advice quick please - can I change my new build house plot?

Hi everyone,

My husband and I found a nice house on a Taylor Wimpey site that we're buying. The only problem is I was rather down about the size of the garden, it being north facing and a bit overlooked....but the house and location, etc suited us perfectly.

So...we reserved the new house and are part exchanging our current house. We've applied for our mortgage (mortgage offer expected later this week), our current house is already being marketed by Taylor Wimpey (people viewed today) and we have received the contracts ready for signing BUT I have just spotted online that a plot is back up for sale on the site and it's perfect - great garden and the same style house!! It's £5000 more but this is affordable.

I want to know whether Taylor Wimpey will let me change plot to the better one? Or do you think they will say no especially as we're part exchanging?
Or do you think they will let us change but we'll have to pay a new reservation fee/cover legal fees already paid?

Also what will happen with my mortgage? They have approved our finances and are due to value the house this week.
Will I have to re-apply for my mortgage or will they just look at our paperwork again and just look at the other house?

    Yes of course I will ask TW tomorrow, but I thought I would ask the 'internet' as maybe someone has been in a similar situation before.

  • You may find they won't offer the same incentives on the other plot, particularly if it is 'better', a lot of offers/incentives are plot specific depending how it is selling. As has been said, all you can do is ask...

    You might find that the other plot actually isn't for sale, we bought new & when we took a while to exchange because of legal queries, our builder listed our house on Right Move again to a) gain other interest 'just in case' and b) to force our hand & get us to exchange faster, so it could be something like that...

    Although, I thought it's regularly the case where people are accepted/get offered a mortgage and then the house sale falls through for some reason. I know that mortgage offers can be extended and then used for a different house as long as the build quality and valuation are acceptable to the lender. :think:

    Probably not too difficult to tell the lender that there was some confusion over plot numbers and you had the wrong number on the application, especially as the survey hasn't been started.

    Thanks for that thought silvercar.

    I am going to ring our mortgage broker this morning and depending on what they say, then ring the TW sales office. I'm feeling really nervous about the whole thing which is why I am welcoming everyone's thoughts.

    Ring TW first - mortgage applications are relatively easier to re-jig, you don't want the new TW plot to be snapped up whilst you're speaking to your broker!
