Is this truly a 5 bed house? People on the whole prefer living space over bedroom space. One of the downstairs rooms presumably should be a study. The other a guest bedroom at best. The downstairs layout doesn't work for me. The space would have been better used as a breakfast room or larger kitchen .0

I think that anyone needing 5 beds would also need more living space. Personally, I would market it as a 3 bed with study and playroom/breakfast room/snug. I think that would broaden your market.0

So you have viewers wanting 5 beds and getting a 3/4 bed not to mention those who filter searches with a cutoff at 4 beds who miss looking at it. I agree with Andy basically the house doesn't feel like a 5 bed.When using the housing forum please use the sticky threads for valuable information.0

Just to add my two pennoth, for what its worth, drive doesn't look steep to me - I don't think I'd have considered that, we live in Teesdale and ours is much steeper but going up. Also as far as winter access is concerned, if you live in this area, you get a suitable vehicle for winter. Also, I don't know if this is too obvious to state, but as two of the bedrooms are downstairs, what's to stop people who don't think there is enough living space using one of those as extra - a study or snug? So it doesn't have to have 5 bedrooms. Also, area looks fine to me. Only prob I would say is photos aren't great. Try getting them done again, better lighting, wide angle lense? We did that and sold straight away (however, our problem was getting viewings at all). Good luck - hold your nerve ( but get rid of fixed price - it just sounds inflexible) and the right person will come along!
Hear hear re: driveway, hilly location and type of car - both our previous and current location are hilly/semi rural/rural so we bought a Land Rover
I also agree about use of rooms - my initial thoughts on looking at the details were same as other posters, that the house is *top heavy*, but, having purchased similarly laid out (although period) houses when we are two in number but with vast quantities of living room furniture (at one point we had eleven sofas, although this is now down to six), we have been inventive with our use of rooms available.
Our current house (1850s) had a large master bedroom with huge window seat overlooking the garden and door leading onto a sunny balcony when we purchased it late last year. This room was situated off a large landing, itself described by the EA as a study area. As there are three other decent double bedrooms and we plan to turn one of the three reception rooms into a kitchen, we took the decision to utilise the master bedroom as an upstairs *snug* with tv, bookcases etc. The office space leading off this works perfectly for us.....
Unfortunately some people are not very imaginative when it cones to viewing houses

It's a pretty house and the drive is no steeper than lots on the estate where I live, yet our houses stay on the market for a very short time, so I , too , think the steep drive is an excuse.
As has been said the rooms look small, giving too little living space for 5 bedrooms. It seems odd to me to have bedrooms downstairs, when this is (obviously) not a bungalow.
I would suggest marketing just the upstairs rooms as bedrooms and dressing the others as something else .eg playroom, study, quiet room .0 -

Hi Everyone thanks for comments & support over this - Yes we had somebody last weekend who walked in & fell in love with it just like we did - young couple with kids - so drive not an issue - and yes they love the flexibility of the space - they are going to turn the big bedroom downstairs into a cinema room and also small bedroom a study - cash in the bank , no mortgage needed ! ...great stuff ! :j:j:j SOLD!0
