Lots of viewings - no offers - advice please

WE have had our home on the market for 6 months, we have just dropped the price, lots of viewings, 4 this week but no offers. We have a steep driveway, which is so steep we always park our car on the road , we have lived here for 8 years , this has never been an issue for us. It is a 5 bed detached home in great order, and with ground floor bedrooms suitable for dependant relatives...but viewers just keep saying the drive is too steep....which for older people I can appreciate- we need to sell now owing to financial issues with redundancy etc - but we cannot afford to drop the price any more - we have 2 agents and both say it is below market value in fact 2 buyers said it was so good value they had to look - advice please :(

    That is the big off-putter.

    We ALMOST bought a house with a very steep driveway.......

    It had been on the market over 6 months, if it did not have a steep driveway it would have sold for easily £20k more than the £215k offer we had got accepted! There were a couple price drops too.

    In the end our buyers mortgage fell through so we had to pull out of the sale, thinking back it was a blessing in disguise.

    You said its so steep you always park on the road, thats what we said we would end up doing and nobody wants to not be able to park in their own driveway.

    There are many things you can fix in a house, but a steep driveway that leads into a garage is not really doable. Does your steep driveway lead into a garage?

    If you need to sell then you will just have to wait it out, someone will offer.... like we did..... but it will take time and you should expect to get much less than similar 5 bed on a level surface (10% less in our case)

    After another 4 months on the market they removed it and didnt sell.

    If its affecting the value that much, then is there anything you could do about it? Have you ever had a quote from a builder regarding building a retaining wall so you can park at the bottom of your own drive then steps up? I'm sure it'd be thousands but depending on the value of your house maybe it could be worth either having it done, or getting the quote written up so you could show it to buyers?

    That really doesnt look steep at all, so dont think that is your real problem.

    You paid £295k for this early 2008? In my area prices have dropped by about 10% since then, so perhaps price is the problem?

    That's really not that steep at all.

    The house looks lovely so maybe it is the price.

    I know it's not what you want to hear but just thought I'd chuck my 2p in.

    Took me a while to identify it on Streetview! It doesn't look bad to me, I can't imagine it's bad enough to put people off. It doesn't look bad enough for you to need to park in the road. Is the photography on Streetview very misleading?

    What feedback have you had from your agent? House looks nice, although I've no idea of values in your area.

    Photos are misleading, trust me to get a car in you need to reverse down to the garage and it it steep = but some older viewers have found it steep up and down walking to the front door - note the handrail on the wall !!

    Agent says now we have dropped the price its a case of the right person coming to view - both agents confident, Just with 3 viewers citing the drive as the issue.....it must be that I think......
