            You could just choose not to act on the Section 21. In other words if the tenant doesn't move out at the end of the notice period, you just choose not to go to court to get an eviction order.
 If the father has control of her accounts I wonder if you could get the father to act as a guarantor for your tenant....0

 Thank you. I have asked Tenant to pay the £400 tomorrow and will have to see what she offers with regard to the balance owed. I think I will issue a section 21 (which one ?) myself, as it won't cost and will make it clear to tenant that I will evict unless rent is paid on time. Good idea to suggest Dad becomes Guarantor I will suggest it, thank you0

 Dad probably wont become guarantor (if he has sense) and i'm unfamilar with the procedure now that it's 4 months into the fixed term.
 It may be best to evict all the same, save your self the stress0

 Yes, I think you are right. I will have to google the procedure for issuing a section 21 at this stage of the tenancy.0

 Have you read the link I gave you in post 22 yet? It's all in there.By the way a deposit was paid and I have the proper insurance valid that respect.
 I understand there are two section 21 notices, which one to use if I issue it during the fixed term but the notice expires after.
 If you do not take the trouble to learn what you are doing you will never get it right....
 * Ending/renewing an AST: what happens when a fixed term ends? How can a LL or tenant end a tenancy? What is a periodic tenancy?0

 * get their name right - it's Visum.... By the way Vising do will handle the eviction paperwork if I am not confident in doing it. I can complete forms OK but so much emphasis is put on the fact that everything must be precise and correct, I am worried about doing something wrong. For £20 it would seem worthwhile getting Vising to do it for me.
 * Yes: they'll help with paperwork, but won't 'handle' it. They certainly won't 'do the eviction' as you originally claimed:
 Only the landlord, or their POA, or a solicitor, can complete court forms or present a case in court. Visum will 'advise' you on completing the S21 and/or court forms, but ultimately it is your signature on the forms and you who goes to court if required, not Visum.We can help you every step of the way, from the initial notice creation, through to completing court paperwork, and even arranging a solicitor to attend court with you should you want one.0
