should I give Tenant notice now

Due to health reasons I had to move to a more convenient property and let my house in January. The rent was paid on February and March, but tenant missed April and now this months which was due yesterday.


Should I give notice now, which I understand involves a form called a section 21.. Is this something I can do myself and can some kind person explain what the procedure is please ?

    To be honest, if you are already a LL but don't have any idea how to give notice I'd say that the chances of you getting it right are probably low. Perhaps a quick visit to a solicitor to do the paperwork might be a good investment.

    I'm assuming that since you mention a Section 21 the property is in England or Wales.

    What sort of tenancy is in place? Fixed term or periodic?

    Is there a particular reason why you would choose a Section 21 over a Section 8 notice?

    Started in January, so fixed term I guess.


    OP what is the term of the tenancy? And the exact start date?

    Possibly but it could also be a Contractual Periodic Tenancy.

    Yes, they have vets bills to pay for their horse.

    The first step is to discuss the problem with the tenant. Section 21 can end with the bailiffs being involved as councils advise tenants to hang on for as long as possible.

    Did the tenant offer to pay the balance soon? Rent is a high priority commitment.

    I issued an AST on January 12th when the first months rent was paid in advance. Feb and Mar were paid on time by direct debit, but April and yesterday is owed. I have just read up on Section 8 which seems to be the best option. As the rent in paid a month in advance, when should I issue the notice. Do I have to wait until July 12th ?
