Should I Partition off Access to Bathroom?!?

    Ditto what everyone else has said - my main points are to get the particulars written in english and get them factually corrected, as from what you describe there is no sunroom. It sounds like they've badly edited someone else's details, and to be honest you maybe need to get someone else to proof-read them with you if you are unsure. Get them to describe where the bathroom is, and retake the pictures. Give them a week to get it all done or you will fire them. I agree they have done an appalling job.

    As an aside, I'd take out the alarm stuff, it will be shown when you go round, and if presented correctly (ie I wouldn't find panic buttons out of place on each floor if the occupant was elderly or infirm etc and may need to summon assistance) would be a bonus rather than a warning.

    To be honest you normally have to be selling a much larger house to get a floor plan. Just some instructions you can read (in sentences) that were accurate would be a start.

    RE the bathroom situation. The fact that this is labelled as good for first time buyers rather than investment etc as well is the only reference to it. I don't know how many people would take notice of this, but the size of the second bedroom alone may put off anybody but couples/young families anyway, so the bathroom may not necessarily be the main problem anyway.

  • Yup, hire a lock-up/self-storage unit. Remove anything that you can. Neutral colours. Advertise it as it is - a FTB/BTL opportunity. With today's silly prices, £100K should be achievable.

    A new EA with a professional photographer would help. I'd love to be an EA, I could do so much better than yours.

    And I would sacrifice some space for a private bathroom.

    I think if you aren't happy with the photo's then complain to the EA and get them to take more... because if you are saying your yard is double the size it appears in the photo then the EA hasn't done a very good job.

    You are paying them for the service so complain and get some better photo's done that will do your house justice.

    Sorry if you were offended, that was not my intention, just going on what I saw.

    Thats not true - many estate agents offer it as part of the package regardless of whether you have a studio flat or a mansion! I would ask for one to be included - they don't cost much for them to produce or contract an outside company to produce one - after all, like others are saying you are the customer and will be paying their fee.
