That's what I would suggest. Where I live most of the houses have a partition hallway down to the bathroom. It makes the proportions of the bedrooms a bit weird, but it's the only way you can do it really. People expect to see that when they come round, so it doesn't come as a surprise to them.When I had my loft converted back into a loft, the neighbours came around and scoffed, and called me retro.0 -
I would not bother getting the work done, but a set of drawings and some quotes for the various bits of work would probably be a good idea - that way you can show people how much it would really be to do if they wanted to get it done themselves.
For what it's worth, and I don't really know Preston that well, I would struggle to see how a one up one down terrace in Preston could be worth anywhere near £100k - but what do I know.....

There is no photo of the kitchen or the sunroom - my immediate thought would be "why, whats wrong with it!"
I had a house with a similar "bathroom issue" some years ago - the bathroom was off the main bedroom - I had plans and costings drawn up for putting a little en suite shower room off the second bedroom (over the stairs) and used that as a tool to sell with, that way people could make up their own minds if it was required. I sold to a couple, who like me, did not find it an issue so it did not matter in the end.
You could also have some drawings and costings for a downstairs shower room in the "sun room" - turn it into a proper utility room with a shower, and toilet in it - again, don't do it, just show how it could be done and how much it would cost.
The photos are pretty uninspiring - manages to make it look even smaller than it is. Agree that it looks cluttered and I hope the acid orange/yellow walls look better in real life than they do in the picture.... sorry, JMHO! Good coat of magnolia would make the room look far larger in the pictures, get rid of 2/3 of the stuff in the room to make it look bigger, take the picture from the front door to show the whole room.
Main bedroom - take the pictures from further out -what use is a picture of a double bed and a wardrobe door that you can't open becuase of a bedside table in the way - this is quite a good sized bedroom - the picutre makes it look cramped.
Picture of the yard just makes it look small - especially with the washing line in the middle of the picture.
My general feeling is that the pictures don't sell the house - nor do the details. It is a pretty poor effort from the EA's.
Decent picture of the kitchen and the "sun room" - if the sun room is a real blag then take it out of the advert - list it as a utility room or something.
Personally, I think that if I turned up to view I would be disapointed - that usually spells trouble, you want people to be "wowed" by your proprty. The reasons for my disapointment would be
If I wanted to let/rent out I could not - bathroom via a bedroom is fine if it is you and the kids - not if you have guests or a house share - could not even have friends to stay a night.....this is not clear on the details, some people won't mind, but if I had travelled to view I would be cross.
Parking - is there any? On street, permit?
Kitchen - what's wrong as stated earleir
Sun room - if this turned out to be an outhouse with a window then again I would be disapointed -especially if it is not being used as sun room - that is just plain lying......
I feel that EA's have a tendancy to "over sell" these kind of places - to me I would far rather that they were honest so I could come away slightly surprised at how nice it was rather than disapointed that it was over priced and over hyped.....
My prefered way of solving your problem if I wanted to live in the house (assuming it physically works!) would be to have the exsisting bathroom as an en suite off the main bedroom - possibly stiill with access from the other bedroom if that could be done - that way you have 2 bedrooms sharing an en suite bathroom, and then (if finances permitted) install a utility room/showerroom in the sun room. That way you have the best of all worlds.
Hope this helps - please don't take any of it personally, I have rather wacky decorating taste too - just need to go over it with the magnolia when it's time to sell as not everyone else appreciates my green shower room!!!!!

I think your EA should have been shot - those pictures are terrible quality - I would insist that they either use yours or they take some more, and I would move some of the stuff in your sitting room into your car whilst they take the pics as it makes the room look a little cluttered. The pic of the garden needs to be taken from an angle as it makes it look really narrow - it needs not to show both sides in the same pic.
The bathroom off a bedroom really wouldn't bother me if I was single or in a couple so thats who you need to attract, the thing that would put me off most is the wallpaper - I will never buy a property with wallpaper of any description on the wall as its just a hassle to take off. Your market will be someone young properbly single or young couple with modern tastes - I would ditch the wallpaper (or at least paint over it in a matt neutral colour) and get rid of the kids toys/furniture/pics on viewings/pics as this isn't the market your house will be targeted at - and to be honest as a childless person, it would put me off! Like others say, I would state that it is 1/2 bedroom (2nd room could be described as a study/2nd bedroom).
How about your EA showing a floorplan on Rightmove/particulars so that at least people know what to expect before booking a viewing.0 -

The pictures are terrible. I think EAs' need to take a crash course in basic photography skills!
Seeing as you pay them an obscene fee for next-to-nothing, make them come back and re-take them. I stand behind them and guide them because they never accept our own photos in case we 'doctored' them.
The one we had up until this week took a photo of the toilet with a bottle of bleach and some yellow rubber gloves next to it rather than the room!!! You have to laugh at how inept they are.
I cannot comment about the rest but we are selling our house in South Wales for around the same price but it is a large 3 bedroom house (different markets though!!).0 -

You also have a Single glazed leaded window to the rear radiator.

I would agree with those that have said to decorate the lounge in more neutral colours and put away your stuff.
If you've a little time on your hands, try visiting a developer's showhome to see how they make the best use of what in most cases is not a lot of space! They have very little out on display and use neutral colours accented with brighter ones. This gives an illusion of space instantly...0
