                    Hi All,
I am looking for some advice on parking tickets by private companies.
I live in a large apartment building and have done for over a year now. I have a 2 bedroomed apartment that i share with my partner and we have a car each. We have separate insurance on each vehicle but both insurance start Parked on Private Car Park overnight. We are both part way through the policy so to change this now would lead to an admin fee and a probably increase in premium. They have implemented a new parking permit rule on the 1st of May where only one permit is issued per apartment, any other vehicles will have to find another place to park.
My questions are:
1) can they impose this rule with no consultation?
2) if the car that doesn't have a permit gets a ticket, do I have grounds to appeal?
3) if i have to change the insurance (not through choice) can this be billed to the management company looking after the apartments? (these are the people that enforced this new rule with no warning or consultation).

            If a leaseholder, do you own a share of the freehold? What does your lease/Ast say about parking?
 Is this England or Wales, name of the PPC? Have you read the stickies?.You never know how far you can go until you go too far.0

            As has been said, you need to have a look at the leasehold of your property. Management companies do usually have the right to implement regulations, but that doesn't mean they can do whatever they want, there may be covenants or limits to their authority.0

            Hi all, thanks for the replies. I am a tenant. In the email that was sent on the 1st of May it has been suggested that returning the permit (that is to be stuck to the windscreen...) should be made a condition of the tenancy agreements and failure to do so should result in bond not been returned. I haven't got a new TA and I doubt the estate agent will send one to write this clause in. The majority of the flats are rented. I will check the TA but from memory there's nothing about parking restrictions.
 I agree about the management company, they do seem to impose rules and regulations whenever it suits them.
 The permit says G24 parking, and is in England.

            Other than details of name, address and financials, tenancy agreements are sometime generic and not fully tailored to the property. Whet you really need is the leasehold for the apartment, but that's something the landlord has.0

 I do not know how many properties you own, but I have been a multiple landlord for nearly 40 years and have found the opposite to be the case. Do you have any evidence to support your assertion?You never know how far you can go until you go too far.0

            You need to get your landlord to advise what terms are set in the leasehold agreement, in relation to parking and also what authority the MA retains to vary terms.0
