Will they find out about planning application?

Our house is for sale. Our new neighbours have put in a planning application to convert their 5 bed detached house into 8 beds by converting the loft. We have objected due to privacy. Will our buyer find out? Will searches on our property show this ? Is it standard for a solicitor to check neighbouring properties? TIA x x

Yes they will find out, not least because you will have to declare it on the Sellers PIF.0

You should be honest with potential buyers and find someone who doesn't have any issue with the plans. There are plenty of buyers out there who view neighbour extensions as a precedent for their own development plans.
Otherwise it begs the question, what else are you trying to hide?0 -

5 bedrooms (ie a normal size house - if a big one) up to 8 bedrooms would seem to indicate it isn't going to be a family home any more. Wondering what it will be once it has these extra bedrooms?0 -

It should be apparent from the planning application if there is any proposed change of use.0 -
Or that may come in a later application.
In any event, planning applications are a matter of public record - can you see it on your council's website? If so, so can your purchasers. Along with your objection, probably.0 -
All potential buyers should look at their local council website and search for planning applications before they think about putting in a offer on a house, the onus is very much on the buyer to do the proper research I would say. That includes checking out the neighbourhood and looking to see if the area is in a flood risk zone. All basic stuff but many buyers don't do it.0

I agree.
The house we are buying I have checked all the current and past planning permissions/applications for all the houses on that road and the next couple roads nearby.
Their solicitor will tell them about it if they do not already know themselves.0 -
