House Prices: New Record High - Nationwide +1% MoM +5.3%YoY

And the annual pace of growth rose to 5.2%, the first time that this measure has risen in seven months.
The average house price is now £193,048 - the highest figure yet recorded by Nationwide and the first time prices have exceeded £190,000.

And just for CrashyTime....HOUSE prices in Aberdeen were revealed today as continuing to rise – despite the oil slump.
In the first three months of 2015 house prices in Aberdeen and suburbs rose by 0.5%.

Net mortgage lending about flat (down a fraction).
In deflation watch news, M4 money supply is down 0.6% on the year. Especially interesting as US broad money is up and accelerating higher.
We live in interesting times for interest rates. Markets expect the Fed rate to be almost exactly half what the Fed expects it to be in 18 months time.

If there really is a housing shortage, then prices must rise until builders simply cannot ignore the potential profits any more.
My question though is - where are all these people living that need the 1000's of houses you suggest we so desperately need? And by this, I mean people that could afford to buy the house if it was built - at current prices or even, for example, prices 20% below today.0
