    The surveyor said the biggest cost would be solicitors, something like this:

    Neighbour solicitors: £600

    Our Solicitors: £1200

    Surveyor fee: £240 (he was here five minutes)!

    Plus the cost of the land which he said wouldn't be anywhere near as much as the solicitors fees, which is why I think my neighbour is full of s***!

    I think your surveyor is probably overstating the costs of the solicitors, there's no way it'll be a combined amount of £1800 to transfer a piece of the title from one property to another.

    Your main issue is agreeing a price with your neighbour. Sadly there's no formula that anyone can give you to calculate the value a piece of land in such a scenario, it's simply whatever amount a willing buyer and willing seller agree on.

    However, I'd seriously be considering raising this issue with the firm of solicitors that you used when you purchased the property. It was their job to identify problems like this.

    Have I got this right - ie the bit in photo 5 that is black-striped is yours (but doesn't belong to you) iyswim?

    If so, that is indeed a minute bit of land. I can see exactly why your prospective purchaser is wanting to get this sorted out. I must admit I've never seen a set-up quite like that....but I would be pushing to make sure I could walk out my own back door without the neighbour creating and saying I was trespassing (that space is SO teeny tiny that I guess that marker would amount to one of those tiny little picket style fences that are literally inches high). Whew....astonished at this set-up.

    In your position, once you have established that you can legally walk out your back door onto this tiny little bit of land (ie because you've purchased it and its legally yours) then I would want to put some sort of definite marker or other down in that tiny little invisible little dividing line between my minute little back yard and neighbours minute little back yard.

    Admits to being shocked to see that two properties are being deemed to share use of such a tiny little space.

    I can understand how that situation could have arisen in an era where we weren't all so precise about exactly what is (and isn't) legally ours and ours alone.....but it certainly isn't a situation that can be left unresolved now that we live in an era where most of us expect to know precisely what we do and don't own.
