    Have you checked your neighbours property Title Plan?

    Is it possible that you own the equivelant bit of land outside his property? Or someone else does? It may just be an original mis-recording by the LR.

    Who owns the rest of the 'shared garden' according to the LR?

    Yes, on their land registry it's highlighted, the whole thing is not very accurate though. I literally cannot walk out back door without trespassing according to land registry.
