Garage not included

This seems to be coming up more and more on house lets. Do Landlords really think this is acceptable? I would not rent a property where the LL could be backwards and forwards to the property and hanging around.

We rented a house once where the LLs BIL told us we couldn't use the drive as he wanted to put stuff on it. No mention had been made of this before and we had no contract so we told him to shift his stuff or we would dump it. But I am assuming if the LL still has the use of garage he would also expect the drive to be kept free at all times.

    I don't think so, I left an old Spitfire in the carport of the house I rent out. When I eventually had it shifted, I asked the tenant to make sure the recovery truck could get access at a stated time. I wouldn't expect to just turn up out of the blue and get access.

    If a prospective tenant is fine with it and agrees to let on that basis then it is obviously acceptable...

    There is nothing to 'assume' here. It all depends on the agreement.

    The 3 bed semi we are renting is on a street where all the houses are identical and all have a garage.

    The advert did not say 'includes garage' or 'does not include garage' but as it is a house local and we knew the area we assumed it would include the garage.

    We took on the let and on pick up of the keys were only given front/back door keys by the agent. 'Are there keys for the garage' we asked the agent. 'Oh its full of the landlords stuff'

    We were rather lucky in that we said kindly please move your stuff as we need full use of the garage for storage and over the next week or so they came round and cleared lots out.

    Even if the landlord has use of the garage I do not think its acceptable to have to keep the drive clear at all times for access. If the landlord was coming round I would expect to be notified in advance.

    I am a LL and have a proprerty where the garage is not included,I use it fot long term storage of tools and replacment bits for my properties...


    The tenants are well aware that its not inclued in the rental agreement and should I need access to the garage I have always given 24 hours notice and hopefully collected what I need with the minimum of disruption to the tenants.
    I have needed access to it 3 times in the last year and it has not caused a problem with the tenants living in the property


    So in answer to your question...yes I find it acceptable and I believe my tenants do also....

    Absolutely...and its actually cheaper for me to be resposible for it than hire additional storage facilities in the area we live.


    This form of storage was the best as it is close to other properties I have...


    Hence one of the reasons my tenants also find the arrangement acceptable.....

    It does not mean that it should cost you as you can make the tenant liable to pay council tax to you.
    (though it will surely cost you in lower rent if the garage is excluded).

    Again no...the property is in an area where rents are high with or without garages included and there is plenty of additional parking on the private road for the tenants needs...


    Storage costs are upwards of £50 per month more than the CT payments.


    Quite a unique situation but it works for us.

    I've just sent the keys back to my last council lock-up garage in the affluent SE/M25 town we used to live in. The rent on that garage was less than £50/mo.

    And, of course, if the garage is entirely used in conjunction with your letting business, then you can offset that rent against tax.
