I'm with Dollyrockerz on this one. ALL of the advice given on this board says to wait until the chain is complete before paying out any money. I think she did the sensible thing. We did exactly the same. Waited until the chain above was complete before spending on searches and survey. I think this works as long as the vendor is fully aware and the estate agent is kept informed too. All that we did was to instruct a solicitor so that paperwork could be drawn up and as much as possible filled in, and paid them a small amount for no sale no fee. As soon as the chain was complete, we instructed them to start searches etc. right away.

I totally agree. OP has done the sensible thing. You can show as much interest as you like, but ultimately you can't make someone sell it to you!

It may be, by the sounds of it, as if everyone still wants to go ahead, but just there is such frustration that someone has decided to put things on hold for a bit to take the pressure off. In doing so they have freed the rest of the chain up to look elsewhere, should they wish to do so, but it could all still come together in a month or two, you never know.

That's a positive way to look at it!

Absolutely. OP sold and moved out, OPs vendor waiting..., Vendors seller still trying to find a property... If OPs vendor isn't the prize idiot in this situation I don't know who is.

Sorry to hear that OP. I hope you find an amazing replacement if that's what is required. Has EA suggested to vendor that they proceed with your purchase? At this point they may still be liable for EA fees so perhaps worth a mention.

Also, your vendor may be concerned about the upheaval of a whole lifes worth of stuff in storage rental situation, so they may be happy to wait as long as nec for their seller. Let them know you would like to be informed asap it is available.
  • So, after nearly 3 months of waiting for a chain to complete the seller of the house we wanted has pulled out.

Luckily we didn't spend any money on searches or surveys but I'm really cross that we have wasted all that time and are now back to square one with a dead market

We weren't really given a reason but I'm guess ing that they've taken it off the market while the people they are buying from find a property (this is what held the chain up) and then they will put it back on the market at a higher price.

    Don't suppose I can sue them for being time-wasting a***holes can I?

I'm really sorry to hear this, Dollyrockerz; I can understand you feeling really upset and annoyed.

Unfortunately, there seems to be nothing to prevent people putting their house on the market on a sort of whim; only to change their mind further down the line, when other people will be seriously inconvenienced. It's not much comfort, I'm sure, but at least you didn't spend out a lot of money for nothing.

I do hope you will soon find another, much better house to buy.

  • Thank you for your supportive replies, I'm fully expecting it to come back on the market in due course but it will definitely be out of our budget by then, the area has increased significantly in the time we have been waiting and there is now nothing comparable ion the market for less than 10k more than we had offered.

I'm back registering with agents and have a couple of viewings lined up so fingers crossed...

Uh, hardly, jump to conclusions much????

The chain never completed, the people our seller was buying from couldn't find a property despite offering on 4 that we know about, there's no way I'm going to spend hundreds of pounds on searches when the chain is incomplete and there's a good chance it will all fall through which is what eventually happened. Their estate agent was the one who advised not to do the searches etc because of the chain and we were the ones chasing them twice a week to get things moving.

We did nothing to hold it up at all, in fact, we moved in with my Husbands parents when our flat sale went through so that we were in optimal position to bu7y having no chain and a mortgage agreed..

It appears that you are the only !!!!!! here

Spot on. You would have been mad to spend any real money without a complete chain.

Thats what i like about this site, Lots of opinions from all angles.

OK you get the ones that make no sense and you have to wonder what planet they are on. (I tripped over my own shoe laces and there was an old woman on the other side of the road who saw me and failed to prevent me falling so i plan to sue her) type of person.

I was reading this and thought ahh were you leaving it too long to precede with the purchase and they assumed you had lost interest, Or did you do the right thing and not waste money on surveys etc when the seller was going to pull out no matter how much effort you put into it.

At least your not seriously out of pocket. Your next viewing maybe your dream property?
