We're interested in a property that has been for sale for a while. We noticed that the Estate agent recently added the following sentence

to the top of the listing on Rightmove.
Now firstly this makes me a little nervous, it seems to smell of desperation. It's a strange one as the house is on a very popular estate, is a good size and normally houses shift very quickly here.
However on the flip side of the coin it obviously shows that the owners want to move asap
So just how low would you go in this instance?

How odd not to have any asking price at all! Maybe they don't trust the agents valuations and they're trying to see what people are willing to pay. It's a big gamble![STRIKE]DFD 22/7/14[/STRIKE]

Just have a look at what price the houses that are either side of it in a rightmove search.
In the past I have found houses with no price, and is easy to see what price they think it is worth by doing this, and offer accordingly.0 -
Don't think subsequent posters have read the OP properly it doesn't say there was no price.
Sounds like desperate to sell I'd make a silly low offer0 -

Yep sorry - seems that I wasn't clear. THey also have an asking proce -£270000.
We have viewed it and it looks fine - the decor is rather stale and everything is a little bland but that's obviously not a problem.
While it didn't make my heart skip a beat it tickled my sensible gland!0 -
Well if there aren't any obvious reasons for it not selling quickly then make an offer! Sounds as if they will accept below asking price. How does it compare to others available? I would ask a few questions of the agent about why it hasn't sold yet. Check there aren't any oddments such as it being unexpectedly leasehold or something, or failed survey etc. It might have been under offer and the buyer had an issue, nothing wrong with the house. Or the seller thought they'd hold out for a higher price when he first got offers and has since realised it isn't worth as much as he thought.0

It's meaningless. All houses are "offers invited" anyway unless otherwise indicated.0

Well that is true westv but by making a point of it I guess it underlines that they are motivated sellers
Of course the agents might simply have added the line to breath life into the property on the back of it going stale.0 -
