Impatiently waiting to hear about our offer.

As the title says, I'm feeling rather impatient!
We put our offer in yesterday morning and I called this morning just to see if they'd heard anything at all. Apparently they hadn't even called the Vendors to put forward the offer.
The lady I spoke to this morning said she'd 'get onto it' after I explained our position (again) and re-iterated that we really would like to move forward.
The house is on the market with 2 other agents, how long do I give them before approaching another agent?

you DONT approach another agent. Approach the vendor (letter through the door) if it takes too long.
If you do approach another agent you may find the owner is faced with 2 agents fees, and rejects your offer on that basis.0 -
I'd give it 48 hours and if you've heard nothing more either call up again requesting an explanation, or move on.0

Unfortunately the house is both 530 miles away and empty so I can't approach the vendor. I can happily pay asking price and both estate agents fees if necessary but the lack of contact is extremely frustrating.
Not that estate agents are known for their abilities to 'call back' but actually putting the offer forward to the vendor would be a good start.[STRIKE]DFD 22/7/14[/STRIKE]

One of the most frustrating aspects of moving house in my view. I'm extremely organised and do things immediately, I absolutely hate having to wait around just because someone else can't be bothered.0 -
They hadn't called? Or they hadn't managed to actually speak to? Perhaps they have an instruction from the vendor saying that they are unavailable on Mondays, or whatever other time period.LittleMissKitty wrote: »As the title says, I'm feeling rather impatient!

The lady I spoke to just said there was no note on the system to say that the offer had been passed on. No-one mentioned any special vendor instructions.
I know the vendors are in England and the house is in Northern Ireland, currently 'empty' (though full of stuff) so I can understand a little bit of a delay but I thought leaving it overnight would be a decent amount of time for them to have actually gotten hold of the vendors, even if the vendors hadn't made a decision.
I'm really not great at waiting at the best of times
Currently struggling to make a decision between chasing them up and irritating them into submission and patiently waiting! [STRIKE]DFD 22/7/14[/STRIKE]

How frustrating.
I'd definitely call again before they close the office this evening to establish whether contact with the vendor has been made.
Sounds like this is an EA you're going to need to pester.0 -
I called Tuesday evening to check they'd spoken to the vendors and was told that the wife had to chat to the husband overnight and they'd call first thing.
Suffice to say I didn't get a call, I called back yesterday afternoon and got told they still hadn't had a response but that the vendor was talking to her solicitor about sending a boundary map to the agents.
I just don't understand how hard it is to say yes or no!
I'm going to call and chase at lunchtime and perhaps suggest that they inform the vendor that if we aren't negotiating by tomorrow that there's another house I'll be offering on.
OH doesn't work Fridays so will be popping in to the office to suggest that they pull their finger out.[STRIKE]DFD 22/7/14[/STRIKE]

In my experience these kind of situation where the seller seems unsure and the EA unhelpful make difficult purchases with problems all along the way.
Think long and hard about this house and don't carry on unless you really. Really want it. It will be a hard slog.0 -
I know Ognum, the longer this takes the more concerned I get but it is, frankly, the perfect house for us. We're looking at 15 yrs+ here and it's taken us a long time to choose it.
I'm hoping that it's just a case of the vendors being caught off guard by an offer (it's been on the market for over 14 months with only 1 previous offer which was nearly 20% under asking apparently) but the agents aren't inspiring me with confidence
