Viewing at 11am, agents close 12pm, enough time to offer today?

I agree with Doozergirl. If it was the agent showing you around I'd say don't be too keen, but as it's the vendors I think it'll work in your favour if you show you like it.
None of our viewings took longer than half an hour, and we didn't even do a second viewing on our house because we knew we wanted it. I think you'll have enough time to phone them with an offer, but you'll probably have to wait until Monday for an answer. If they finish at 12 they won't be starting negotiations after 11.30!0 -
I would personally show my interest to EA after viewing, say you will be seriously considering an offer and will come back on Monday.
Just don't rush into it because they close at 12!
I viewed last weekend a house, the sellers wanted a quick sale and already had a good offer. The EA was putting pressure saying the offer might be accepted over weekend if I didn't put one in. I refuse to be rushed over such a big commitment, so I took my time and didn't offer and thought about it over weekend. Guess what? The sellers wanted to wait for me to show my cards before they made a decision.0 -
Every situation is different.
One constant will be the agent.
They will do everything they can to drum up a 'buzz' around the property. The more viewers who think that a deal with someone else is imminent the better as far as the agent is concerned. In my experience agents will lie to get you to make an offer or increase your offer. I have had them tell me that someone else has put a better offer in but the vendor wanted the agent to see if we'd increase our offer as we were in first. Absolute tosh! We didn't increase our offer yet still bought the house.
If you like the house and want it then make the offer as soon as you've viewed. Not because others are interested but because you like and want it. If you change your mind pull out.0 -
Might as well offer straight away. I always have (three houses) and I figure there is little to gain by waiting if you're sure. We offered on a Saturday this last time just after viewing and had the offer accepted by the afternoon although our agents didn't close until 6.
I also second the whole getting on with the vendor thing. I'd like to think it helped in some way especially if the seller is in a strong position and can choose and is in no hurry. I've chatted about gardens and how much I love certain plants which I could see met with approval, talked about how we have children in the local school already, admired the views and so on. And was careful not to mention what changes we might make!
Despite what has been said in other threads about homebuying being a business transaction (of course it is ultimately) it's still usually somebody's home and so emotions come into play especially if they've been there a long time. When we left our family home as a teenager it brought me some comfort to know there were small children going to be playing in all our favourite hidey holes and I know my parents felt the same.
If nothing else it increases your chances of not being gazumped if they like you. If they think you're cold and emotionless they might not feel so bad i.e. if you treat it as purely a business transaction, they're more likely to as well especially if it was a borderline decision.
Anyway, that's my opinion, I'm no house-buying pro!

I totally agree with the others - it's definitely nice to be friendly and complimentary to the seller. But if you act desperate this will be sensed by the agent and they will push you more than they might otherwise.
Having said that, in my experience of many years of doing this, the people who are most gushing about a house tend not to buy it in the end! I don't know why, it's just best if a buyer is positive and friendly rather than ooh-ing and ah-ing about every stick of furniture!0 -
Don't forget to tell the Agent you want it taken it off the market and no other viewings.0

Yes, we offered after the viewing at 12.30pm, they rejected the offer which is what we expected.
We upped it a bit yesterday afternoon and it was accepted!!!
