Viewing at 11am, agents close 12pm, enough time to offer today?

Viewing a house at 11am today, we know we want to buy it and have viewed it already.

Now we have accepted an offer on our house we are prepared to offer on this one.

Agents close at 12 noon today though.....cutting it a bit fine. Do we wait til monday morning to offer or try today?

Should be show the owner today that we are interested in the house or just do it all through agents even if we need to wait til monday.

Why the rush you might think? Our house has been up for sale 8 months and in that 8 months time this is the only house on the market we would be prepared to offer on right now - and we have had our eye on the market for at least the last year!

The house we are interested in was under offer a couple weeks ago but now back up for sale.... it has also been up for sale for about the same 8 months or so as ours!

Any advice. Ta x

    My advice is to chill out. Monday won't make a difference. If the seller gets another offer from someone else on Saturday I doubt they will accept it until Monday at the earliest.

    But if they get another offer on saturday then we will have to be pushed up on price with possibility of a closing date so thats why I am wondering whether to try get it accepted today....

    They dont open til 9am! Hubby has been up since 5am, couldnt sleep with the excitement of it all!

    Do you know the sellers position? Are they keen as well? If you're face to face you could sound them out as to whether they might accept an offer there and then. Are you going to offer below asking price? You might find some clues when you're there. Try to act less excited when you're there. Not nonchalant, look keen but not desperate iykwim

    I know a lot of people gowith the poker face, but for me, I believe that people buy people. I am far more receptive to people that are positive and amiable and from dealing with that typeand the poker faces, I would be more willing to bend for someone that uses flattery etc rather than gives the air of not being bothered.

    Each to their own, but the majority seem to believe no emotion is better, but I think even a car salesman would bend more to someone they really like. People will love you and feel the potential of a sale if you flatter their ego and be incredibly complimentary about their home. Vendors feel just as vulnerable as buyers - if they can see something is in touching distance, it will focus the mind and trigger a bit of insecurity. The longer they have to think about things, the better.

    I would probably indicate that I would like to make an offer but leave them the weekend to consider that prospect. If you offer today, you won't strike a deal until Monday anyway. It's pretty certain that if the office isn't open, no one can make an offer.

    In all honesty, if someone else did want to offer, you won't stop it happening.

    Most vendors will go with the person who makes the best offer, which includes not only price, but those who are in a position to proceed. I don't think waiting until Monday will make any difference.

    I agree with Doozergirl.
    If the vendor has loved their home, they may well be happier to sell to someone who seems as if they will love it too rather than someone who comes across as cold and business-like. Same applies if they like their neighbours. They may be hoping that someone comes along who is also going to be a good neighbour.
    If on the other hand they don't love their home and have horrible neighbours, they may not give a stuff who buys it, so money and proceedability would win.
    When we were showing our home we really wanted someone decent to come along as we have been very happy here with good neighbours.
    I would be putting in the offer today. Nothing to lose. If someone else views today, they may offer, and when you ring on Monday morning, you may find that you are too late. Exactly that happened to us. I viewed a house on the Saturday, dh was working and couldn't view until Monday morning. When I rang Monday at 9am it was already gone.
