    Part of the agency fees you will have paid must relate to costs of referencing, surely? The agency should have provided you with a breakdown of their fees, not simply an invoice with 'Administration Fee' on it. You could argue that any fees relating to referencing for another property through them would not be a fair charge as you have already paid this just a short while ago, and they will have that info on their file. Also they will have your payment record so they shouldn't need to carry out another credit check without good reason.

    RE: putting everything in writing - absolutely - but emails will not stand up in court as they are easily tampered with, so if you think it might get messy, where possible opt for signed for postage - costs about 60p extra on a standard letter. That way you have proof of delivery too.

    S 21's are often issued at commencement but in your case I agree that you may be able to insist on re-issue providing you have the agency's letter offering you an extension.

    Hope you don't mind my asking but is that something you do as an independent letting agent? If so do you do it for all tenants or just some? How wide spread do you think it is amongst agents in general? Round here I've noticed the large chains do it but the smaller agents seem not to. Thanks.
