How does it all work?

Hi,
My partner and I would love to move from our flat to a house. Since buying it nearly 2 years ago ive changed jobs. We bought our flat close to where I used to work because I always did split shifts so couldn't really love too far away from where I worked. My partner works 9-5 but 35 miles away so he used to just get the train. Now we both work for the same company and commute back and forth each day together it sort of makes sense to move closer to where we work to save on travel costs and save an hours commute each day. As we've always planned on getting a house it just sort of makes sense. We've overpaid our mortgage every month and what with a rise in house prices our LTV is 25% compared to 10% 2 years ago. We havent got an awful lot in savings though which I think is going to hamper us from moving. How/when do you pay your fees? (depending on what we sell for) we've got 25-30k equity in our property. Do we just put 20k into the next house and use the remaining 5-10k for fees etc or do the fees all need to be paid before we complete? I found the buying process so stressful I can't imagine what it's like to buy as well as sell!!

    Have a read of this MSE article which describes a simplified timeline and milestones of the buying process. It doesn't really factor in the complexities of a chain and the impact of that on the end to end process, but it is still useful as a guide. There is also a link within that refers to a related article about the likely fees.

    There's a lesson here never move to just be slightly nearer to work, move somewhere you like and be happy with a commute

    You will need to pay some fees up front, namely surveys, solicitor might ask for a deposit etc. Removal men?
