    My house is taking a while too - have had viewers (forget how many now but usually 1 per week) and I've dropped price by 10k now - if it doesn't sell by October I'm taking it off the market until spring which is a good time for selling.

    mine is a 4 bed detached with 9 years nhbc ensuite etc garden overooking fields etc
    2 bed teraces in grotty areas here are going for £135000;) so would be daft to sell for £140000 even if we coulld afford to . the viewers I mentioned were simply time wasters who had no intention of buying:mad:

    Don't forget that there is a chance that interest rates will rise again by next spring making buyers have to rethink the amount they can afford.
  • Been on the market over 2 years now (SW) . Viewings do drop off during August whilst the kids are off school.

    There is normally a September bounce but I have less faith in getting a buyer this year unless I drop the price by 15% or more.

    A low offer is better than none at all. Did you try to play it forward? Get an offer 15% below what you want and make an offer 15% below on a house you want.
