Is August a quiet month because of the summer holidays?

OR


is it my house that is just not selling?

We have been on the market 5 weeks now with only 4 viewings :rolleyes:
still - it is giving me the chance to declutter. Box up or throw out!

    I guess August is probably quieter than your average month. Could probably find some statistics somewhere...

    You could always knock 50% off the price, that would increase your viewings :-)

    I have been on the market 8 weeks with only one viewing:mad: and this was a buyer with a top budget £25000 less than my asking price( which has already been reduced by £6000) on an asking price of £163000 dont know why an earth they viewed:rolleyes:

    hoping and praying that things might pick up very very soon for us!

    Peter - you made me laugh:rotfl: 50% off - I would have them quing at the door.

    I guess it is jut be patient. After 4 weeks we reduced by £5,000. If we reduce much more we will not be able to move from our semi - unless we buy a lower peg - mid terrice. We are looking to move into a 3 bedroom bungalow for our later years - just comming up to 50's - we need to move wile we can still get a morgage!!! New place by the sea....:j

    Offering 85% of asking price isn't that bad :) - buyers are doing this because they believe "UK properties are 20% overvalued" and they also need little bit of security just in case price crashes in near future.

    I am FTB currently looking properties, I also do find most properties are overvalued. I also made 2 offers at 85% of asking price which were rejected but those houses are still in market!
    Happiness is buying an item and then not checking its price after a month to discover it was reduced further.

    August is supposed to be quiet apparently (holiday season presumably), but I'd still expect some interest.

    Any links to the non selling properties?

    In a possibly slowing market (depends what you read/believe), a bird in the hand is definitely worth 2 in the bush. Are you priced to sell? And that doesn't mean how much have you reduced from your probably optimistic/hopeful starting price.

    Each IR rise to come will make your asking price relatively higher.

    My house took 1 year to sell. Sold 2 months ago to the 30th viewer.
    Started out at £273k, sold at £262k

    In my opinion the estate agent (even though I kept asking them) was the one holding out for a higher price than me!

    During the year I had 3 offers at £250k and each time the estate agent INSISTED I keep my price higher as it was "worth it" and because I didn't HAVE to sell (I wasn't buying another house).

    So, was the extra £12k I got worth the extra 6 months' wait?
    It seems good on paper, but it was a hell of a mental strain waiting/wondering when I could move on with my life.

    Also, as I had 6 months mortgage/bills on the house, losing me £6k it means I only actually had an extra £6k in my pocket.

    If I'd sold earlier - £250k instead of the original £273k I could have made that eventual £6k in the year any number of other ways instead.

    In fact, if I had sold to one of the first viewers who offered £250k, it was more like a year quicker I'd have sold ... minus the £12k it cost to keep the house running for the year. So I ended up sat in that house for £0 benefit to me. And it took 1 year off my life and stopped me moving on with my life for a whole year.

    If I'd sold to the first offer at £250k, I could have earnt £10k in the year by banking the money.

    In your case, what made the property stick was the 3% stamp duty limit at £250k. So as well as the additional £12k being of no real value, your buyer was also out by approx £5k, due to additional stamp duty.

    Don't you just love EA's;)

    Is your house covered in dog hair?
    I'm sure it's not but I viewed a house on Saturday that by the time we made it to the living room the stench and the dog hair was so bad I told the EA that I wasn't even interested in looking upstairs and usually I'm quite good at seeing beyond what the state the house is in now to what I can make it.

    Decluttering is a good idea, it's much easier for buyers to visualise if it's CLEAN AND TIDY. I'm not talking about repainting or rebuilding just a quick hoover and dust before buyers turn up.

    Having seen a lot of houses recently and done some research on the area and what house prices have done it seems a few sellers have got an over-inflated view of what houses are worth. Whilst I agree sellers are going to make a hell of a profit at the moment I wish they would stop trying to rip buyers off on top of that! It might be worth you doing some research on your area and house prices and make sure the EA or yourself haven't priced it slightly more than what it is actually worth, plus don't forget it doesn't really matter what you think it's worth if you can't actually shift it!

    Also make sure you have some nice photos 5-6 of each room, I get suspicious if they don't have any photos at all and the more inviting the rooms look the more I am likely to want to view it.

    We sold in 2 hours for the asking price in March. Chain fell through a month ago and we are horrified to find the market completely different. We have had a few viewings, but TBH some were a complete waste of time, not interested at all, just EA wanting to look active

    We are nearby, on Hampshire/Surrey border, so prob the same market situation as you.

    In March we were making offers well in excess of asking price and still losing out to higher bidders. Now things seem to be sticking around much longer. Hope it picks up soon.
