Neighbour's builders have smashed through MY wall!

    Unless I'm missing something, the builders are there today though.
    The reason I suggested contacting the neighbours (via the builders if necessary), was that 'builders' who knock right through a party wall without noticing/leaving a note of apology and a contact number/advising the client to serve a PWN in the first place, are unlikely to have any insurance.
    The neighbours need to be made aware of what is going on.
    And, like others, I'd still like to know the size of this 'huge hole'.
    No free lunch, and no free laptop ;)

    This kind of thing seems to happen quite often. A friend of mine managed to knock a brick through into his neighbour's sitting room while removing a chimney breast. A neighbour of mine managed to poke an oak beam thorough into his next door neighbour's bedroom while renovating his house.

    In both cases everything was sorted amicably and the damage repaired without having to resort to legal proceedings. All parties are still on good terms with their respective neighbours.

    The builders seem to have taken a cavalier attitude to their mistake. I'd have expected someone to wait to see the OP and explain, apologise and promise to make good.

    As there's been no action under the Party Wall Act I don't have a lot of confidence in the builder.

    I agree with this - if nothing else, there should have been a letter waiting with the builder's contact details and someone available on the end of a phone all that evening who would be able to sort out when repairs would be sorted out.

    As there's been no action under the Party Wall Act I don't have a lot of confidence in the builder.

    Serving a party wall notice is the owner's responsibility, not the builder's.

    If I had significant damage ( in a finished house :D) to decoration then i may or may not be happy with one wall re painted.

    The parent who doesn't live with me had some work done under insurance recently and insurers said whole room could be redecorated despite having been done just a couple of years ago. My parent told them to save their money if it looked ok painting the impacted wall. It did. :D.

    The law generally puts you back in the position you were before, so I'd say that sounds about right,...repaired, redecorated puts OP where they were before really. :).

    And I agree. I'd probably laugh like a drain if I'd had an apology and rest assurance things would be put right, and we were secure and safe, but be hysterical if I were left to find it, no note, no one bothering to stay behind to see us, no explanation or apology. Things go wrong. I get that. But that people don't attempt to start to rectify and minimise problems at first opportunity is no good for anyone.

    Wonder what happened, maybe the OP spoke to the builders and they kidnapped him and are holding him hostage??
