Put house on market last Wednesday. Been away for the weekend, came home and have had 2 viewings.
Just accepted an offer 5k under price.
It's a young lady, 1st time buyer. Mortgage thru estate agent already approved.
Shocked. Need to find a solicitor fast. Can anyone recommend an online one?

If you've had two viewings in less than a week are you sure you want to settle for an offer under the asking price? If you hold out for a while someone may offer full price. Unless you're in a hurry to sell.0

Grats, not to boast, but I sold mine this week in a day

EA came Monday afternoon, went on Rightmove and their own site around 10PM in the evening, had an offer just shy of asking price around 8PM yesterday from a FTB with nothing to sell, armed with a mortgage in principle
They were the first to view the property at 17:30 yesterday.
Asking was 215k, offer was 210k, could hold out for more, but Murphy's law dictates otherwise...
Moving back to where I came from, Holland, going to be so much fun to clear the house and start over again from scratch. At least my father is putting me up for a while, so cheap living for however long it takes me to find a house over there ^^0 -
This happened to us when we sold ours to move into rented a few years ago - two days. In fact I couldn't believe it especially as there were some other offers 10% under asking price and we had over-priced it not expecting asking price offers. I think I even posted somewhere asking if it could be too good to be true and was it a scam and if so, how? ;-)
Two years later we've basically done the same thing to our seller now we're buying again. I think she felt the same as we did as the EA says she's rung a few times to check everything is legit! Luckily our broker has seen all the P60s, payslips etc and was able to reassure the EA who they have a good relationship with.
It's really great when it works out so well. If only all sales could be this way!0 -
We sold ours in a week as well (our first house sale).
We had 35 viewings through the house over 5 days. It was a little manic and happened faster than we expected, the agents spent more time in our house than we did!
Turned down a couple of offers over asking who couldn't proceed and had 3 asking price offers of which only one really stood out as the "best candidate"...
We're now proceeding with our purchase and nervously awaiting the formal mortgage offer.. :mad:0 -
I'm not at all jealous(!) Ours 'only' took fourteen months to sell and at £5k less than what we paid for it. Conversely, the houses we are looking to buy seem to be selling within days of appearing on Rightmove!!
Bah!0 -
Back in 2005 I was renting out my house while I was trying out a new town 2hrs away, when tenancy came to an end agent has people on his books he knew would be interested. I handed keys over at 11 and drove home, as I walked thru the door phone was ringing had two offers for full asking price!0

Bah!
Get in there with the agents, right move, zoopla, prime location always a little delayed from the agents websites. If you befriend them enough you may even hear about placed before they hit the market!0 -
Don't count your chickens till you've exchanged!0
