* Ending/renewing an AST: what happens when a fixed term ends? How can a LL or tenant end a tenancy? What is a periodic tenancy?0 -
Sorry I should have clarified: the current 12-month AST ends at the end of May and the agent was about to serve notice so that the tenancy ends then!

Even if the agent serves notice now, haven't they missed the boat for ending the tenancy by the end of may? That's less than two months away now...0

Eh? The tenancy ends at the end of the fixed term - however landlord or agent has to issue a section 21 giving 2 month's notice, but the tenant doesn't have to give any notice, they can just leave on the last day without prior notice0

Except your tenant hasn't expressed a wish to leave, and you/the agent haven't served notice, so the tenancy won't end at the end of May. (Unless the tenant changes their mind).0 -
The tenancy only ends at the end of the fixed term if the tenant leaves and it doesn't sound if your tenant will be leaving then.
A tenancy can only be ended by the tenant or a court. A Section 21 is just a notice that the LL is seeking possession of the property it doesn't actually end the tenancy.0 -

You want to get someone in over the school summer holidays and I'm no expert but I think you'll still be ok at the end of July. Do not let them extend to the end of August if you can possibly avoid it.

In my experience a good property can be let with minimum problem any time of the year.
I have 3 properties which all let well thoughout the year....one is more geared to the family market and because of its positioning is better suited to being let prior to september when schools/local hospitals etc have an intake previous tenants have always moved in over the summer months....but having said that it has recently re rented out in Feb to the first viewers.frugal October...£41.82 of £40 food shopping spend for the 2 of us!
