The tenancy does not end then unless either:
1) the tenant leaves or
2) the landlord serves a S21 notice 2 months earlier AND gets a court possession order (which is likely in any case to take several weeks/months longer)
If the tenant stays, the tenancy continues.0 -

Like the OP, my two BTLs (2 bedders rather than your three) are in SE London. My experience echoes LEJC's; decent, clean, well-appointed rental property goes immediately whatever the season.0

Hi Pixie 5740 - yes they do want to leave but are um'ing and ah'ing re specific dates.
Hi LEJC & Alex - yes I agree a good property will go at any time of year, but more interest = more choice of tenants.
The consensus here seems to be: get it done before September. Makes sense to me. Also it's better handling these things when the weather is half decent so I would rather do summer!
