    What about the term, how long are you taking the mortgage over? That will be a factor in your monthly expenses calculations.

    Can you survive if Mrs GF becomes pregnant? What happens then. Something which they may well use as a calculation in a young family.


    For us, we pushed it out to 27 years. The cost to mortgage is the same as to rent.... ;)

    Ha ha no chance of that, looked at 15 years as im over 40 and she is a few years younger.
    Can anyone give me what options I have left, or do we live in single houses for the rest of our lives ?

    You focus on the credit history.

    As been mentioned get a credit card, use it for petrol, food shopping and pay it off.

    How long will that take ?
    It all sounds a bit daft, if i have no debts, havent needed credit, surly that shows I cam manage.
    How do I find out what is stopping me getting a mortgage then, who will tell me ?

    Your broker , if they are competent, should have an idea. Also they should know which lender(s) to apply to.

    You should be asking your Broker what to do next but personally I'd take your credit file in to me though you may need your Experian one as well.

    Having worked on credit scoring for Nationwide I certainly wouldn't apply for a credit card until someone has checked your credit file. Every decline lowers your score.

    i am offered credit cards all the time. So I wont be getting the house ive put an offer on then ?
    This is driving my gf to tears , with no debt we would have never thought we wouldnt be able to get a mortgage, especially for such a small amount.
    Which score do I trust ?
    All this is very depressing

    Have you got your credit file from all 3 ref agencies ? I remember reading you was waiting for a pin for 1.

    You need to check all 3 agencies are up to date and all info is correct. You need a history of paying say a credit card off.

    Its not depressing.

    just waiting for a pin . We have reports from Equifax and noodle. I have recently just paid for a trip and paying that off currently on my credit card.
    I know its not that depressing, but we have set our hearts on this house and now looks like we will loose it.
    My GF pays her store cards off regularly and has paid her mortgage for 17 years.
    If all 3 agencies come back good for us , how long will it take t build up a credit rating with the credit cards ?
    Are other lenders likley to make a different decision to what santander made, it might be worth a try, have nothing to loose. We have an appointment with lloyds this coming week.
