Neighbour Boundary Gate and Ownership Dispute

I missed the bit where you said the fence might actually belong to your neighbour after all. It's an important point which would affect my response.

Hi, the fence belongs to us and then at the end of the fence is a gate that opens into our field. The fence and the gate run together in one line. The neighbour owns the driveway that leads up to our field and so the gate (in my opinion) is a boundary gate which separates his drive from my field. We have ROW over his drive to access our field and he has a ROW to access our field to get to another entrance to his property but he has never been used this entrance in the 14 years we have lived here. The only reason a gate is there is for us to access our field and allow the farmer access to cut the grass when required or to put some sheep on for us.

    Hope you can advise. Thanks
