Oops - Lost My Rag finally with LL

I expect a S21 tomorrow.
Those of you who have read past threads, I have been living in a 3 bed house for just under four years. Done a lot of repairs the LL refused to do. Still have a boiler with wrong temporary circuit board (been months). Doesn't work very well, kitchen is freezing because of no insulation. Insulated upstairs cause kids couldn't sleep upstairs and LL wouldn't do it. Lots of other things.
He came round about three months ago and said he wanted to sell the place, but would sell to another LL who wanted a sitting tenant. The price for the place is a bit high, so not many viewings. Decorated the place cause it was pointed out to me LL would be more impressed if place looked good. Caused me tremendous pain cause of nasty back problems, but I did it aware that mug was firmly printed on my forehead but knew at the time my hopes of finding another private rental were remote (too few properties, too many tenants, no one wants to rent to benefit recipients).
So now, due to having two kids with special needs and a few problems myself I am in the process of being given a high banding for social housing. It is high enough to mean I will have to make one or two bids to get a house, even in this area. But the paperwork isn't quite stamped yet.
LL's partner phoned wanting to do a viewing. I refused. And erm, I let rip. Told him if he'd tried to form a good relationship with me, doing the odd repair I'd be more willing but I've been forced to do whatever he asked because I was totally desperate to stay and not be on the streets. Now that's removed. So no, I don't want to have intolerable back ache for a week or more that painkillers won't subdue because I've gotten the house to show room status yet again. (And its for a man, wife and baby, not LL's me thinks somehow).
I am panicking a little, expecting S21 to arrive through the door tomorrow. LL's not gonna be pleased. But oh dear, I've just had enough of this LL. I'd better get social housing quickly lol. Had enough stress, not sure how I'll feel if he gets nasty but will have to cope. I've just had enough.
BTW I do realise I have to allow him access for emergencies and the odd inspection. But viewings.., not so much. I'm sure others on here will argue otherwise as always.

Or you could allow the viewings (if you want) but not tidy up. Why should you have to tidy? I wouldn't.0

I suggest you rethink your stance.
You are well within your rights to refuse all viewings if you wish but it's probably better to offer them a set period during the week when you would be available and welcoming, say 2 to 4 hours on a Saturday afternoon, or whatever suits you. Any other requests simply refuse.
Even if you do get a S21 that will not end the tenancy, the landlord would have to see it through the court for a possession order so you would have a minimum of 4 to 5 months before you had to move out. Even longer if he gets it wrong as often happens.0 -

Hey, I remember some of your earlier posting on the subject. Frankly, I too thought you were being a bit of a mug, given the effort involved you probably could have found another place anyway. But I understand the fear that drove those choices.
Personally I would have waited until the banding was complete. You'll probably get a S21 sooner or later, but hey it might not be a bad thing in the end (probably gives you more housing points anyway).0 -

Thank you so much lol. I know its sort of wrong.., but well, viewings.., what's in it for me lol? I feel invaded (honestly I am probably a bit too much that way), and well yes I do have to get the place looking as good as it gets. Two kids, both with special needs.., 2 dogs you can imagine lol. I do tidy constantly but its not the deep clean/tidy I do for inspections and viewings lol. Yes pride Viola x x
Besides I've got everything so firmly crossed even moving from my chair is gonna be a problem lol.
I'm thinking I move, viewings start, 5 months to sell possibly.., ooer nearly £4k in lost rent. About the price of a boiler and insulation they didn't do lolol. I know, its not clever, but I'm human.
I'm afraid its been a hell of a day.., both kids have a few problems today so I'd kindof had enough. I only regret what I said and my attitude if this goes wrong. I was morally right. But I am aware that won't guarantee stopping this from going wrong.0 -
wait till the landlord insists you put the house back to how it was plain walls etc or he will keep your deposit - hope he wont tho
