Still doesn't guarantee anything. There was a thread recently where offer accepted and confirmed by EA in writing, only to get a call advising that someone 'who previously viewed' had suddenly put in a higher offer.
Trust nothing until exchange. It may help, but nothing to stop EA ringing around to see if anyone wants to offer or the vendor changing mind, taking off market etc etc. Also could just be a technical hitch.
This is what I'm worried about too! I guess there's not much I can do about this. I hope the EA (who tells me I'm lovely haha) will stay true to her word and won't show the property to anyone and hopefully no one else will offer more.
I've already had a few viewings on the same property with the same EA as I took couple of builders out to get some quotes on renovations (getting excited!).

When we bought our house the EA still had it listed on their website two months after we had moved in. I had to chase them quite a bit to get it taken down.
I have seen quite a few properties on Zoopla that didn't have the 'Under offer' tag but when I rang to enquire found out they were under offer. I guess some people aren't too fussed but being a FTB and as someone that's already been outbid on a previous property, I am a bit worried.
Hopefully it will go smoothly. Survey was supposed happen today but surveyor apparently called in sick and the next one is booked for next week

Sometimes agents use good properties as a bait to take details of potential clients on their books, this has happened to me, they start off by taking your details only to tell you they are not taking any more viewings for the property (very annoying).
Also, there are some EAs who leave ALL their properties on Rightmove until sold! We experienced this recently when enquiring about a couple of properties with a particular agent. When I asked why they weren't marked 'under offer' she told me that this is done as a service to their clients so that, should the sale fall through, they would have a list of interested buyers for the vendor! A load of tosh, of course - obviously they want to look like the most popular EAs online - but in fact whenever we saw anything marketed by this agent we didn't bother enquiring about it.My message to that greedy wunch of bankers:

If a condition of your offer was that it was listed as sold everywhere, then get them to change it. Two days after our offer was put in I checked the house and the board hadn't changed. I phoned thte EA and reminded them that they needed to do it. Likewise with the websites.0

Don't believe the 'it takes 24 hours' to change it to sold STC, it's a click of a button!0

Not strange at all. It gives you an idea which level of the market their customers tend to be. If your house is 600k but the agent tends to have properties sstc at 200k then they are a different market, and another agent up the road may be more specialist at your higher price range.0 -
We've been in our new house for 3 weeks now. It took a week for the sold board to go but ita still on right move and EA website as "sold STC". Told them several times to remove it but nothing!0

When making an offer and adding the condition that it is taken off the market, how realistic is it that such condition is enforceable in all reality?0
