Not a very good start. Even if you had a home buyer survey i dont think it would have checked if the oven worked unless you specifically asked for it to be, if the house is carpeted the surveyors wont pull them up so rat problem wouldnt have been noticed. Same with electrics the surveyor doesnt check if working ok. Hope its sorted soon.0

Sounds very similar to mine, including the rats.
I blamed myself (well bad advice) for not getting the full survey, but doubt they would have picked everything up.
Year+ later and I'm nearly sorted.0 -
If there was a smell coming from underneath then it may be the case that one of the neighbours has already put poison down (Assuming you are terraced/semi detached). I know someone who bought, survey did not detect the copious amount of dry rot...ended up having to gut half the house.0

thanks all so far - we did get a comprehensive survey done, about to read it now (thanks for the fecal caveat!) we're in England...
when we viewed the house there was the 'lived in smell' but we have done a pretty good job of getting rid of that (cleaning carpets, airing the place) and that made this more obvious - also never viewed a second time even though we intended to set up.
oven was listed on inventory...
since i posted this I learned the exterminator man found 'old' rat poison under the kitchen cupboards, proving therefore that the previous owner was fully aware of a rat problem.
Tempted to email the conveyancer.:A0 -

Rats terrify me. I moved out of my last rental because there were mice in the garage. I saw them effortlessly climbing up the garage walls and there was scratching on the back door one night. Urgggghh. And they're just awful with what they do. Rats? Scary.0

When I bought my flat the owner had to declare there isn't, or had ever been, an infestation. Did they have to sign anything similar?0

Yes, but I was lucky to get the right person (from the council) in the end. It turned out to be a simple broken ventilation cap in the sewer, directly under a hidden sewer cover in the garden.
Before that, I'd been through the poisoning, the dead rat smell, the flies....
It was bad, but they didn't seem interested in coming into the actual flat, so wasn't terrible. Since then, no sign of them at all.
I had many other problems and have replaced virtually everything.
But, as I move towards the end of it all, it feels quite good. I've started doing the more fun stuff now.0
