Why not up your offer by 5k offering this for fixtures and fittings. If you can afford it and its a deal fixer and you really want the house ;-) Keeps you below the threshold and he gets another 5k.
Because the Vendor won't accept below £260K.
I rang the estate agents yesterday morning and asked for the lady we had dealt with and told that she was on holiday for the day but would be back tomorrow.
So I rang again today to be told she was off until Saturday so I enquired about the house, if there had been any more offers and was told no but they had had some viewings I enquired if the vendor was willing to reconsider over price yet and was told no. My reply to this was to go oh well is there anything else you have on that I can look at. Was told no and the basic inference was that I was being a nuisance.0 -

I just need to clarify something, I was led to believe that the person who rang me on Monday morning was to be the valuer, it turns out he wasn't and in fact he had never even seen the house when we had the conversation.
After he had seen the conversation and he had been to see the house his reply was "it's in much better condition that some of the 250K houses he had sold recently."0 -
