The road it is on is a hotchpotch so very difficult to compare like to like, the one next door was bought for 200K about 18months ago, this one was bought for 205K about 18 months ago.
Yup the EA put the offer to the vendor and the vendor said he wouldn't consider anything less than £260K which we are not willing to pay I think anything that is on at a correct price in that area will be snapped up in less than 2 weeks.0 -
There seem to be a lot of people here from Norfolk looking for character houses in the region of £250k! !!!!!!...!A fine is a tax for doing wrong. A tax is a fine for doing well.

It doesn't matter what a property valuer says, what you think, or what it sold for 18 months ago. If the seller insists on their valuation, you can accept that or walk away. You can't force someone to sell you their house at your price.Been away for a while.0

Whilst I take on board your comment about not forcing someone to sell their house to you I am not sure why I should just walk away. If the seller is trying to get the best deal possible for himself surely I am entitled to do the same.
He might not want to sell the house to me but if you don't ask you don't get and I want to ensure if he does change his mind I get to hear about it.
I am not talking harassment apart from 3 calls to the estate agents (2 of those were offers) I have had no contact!0 -
A house is worth what someone is prepared to pay for it AND what the vendor is prepared to sell it at.
Where the two meet, you have your market price.Errors of opinion may be tolerated where reason is left free to combat it. - Jefferson0 -

Erm yes, where do you live? I viewed the details of a house in a village that had one single and one double bedroom (no upstairs bathroom) and that was for O.I.E.O £300K!!!

Why not up your offer by 5k offering this for fixtures and fittings. If you can afford it and its a deal fixer and you really want the house ;-) Keeps you below the threshold and he gets another 5k.0

Or, you could offer to pay the vendor's estate agency fees. This would increase their net proceeds, whilst not putting you into 3% stamp duty territory.0
