Selling my mums Chalet, what's the procedure?

Hi Calley, thank you for that. It's basically like a caravan park, like Haven for example, however, all the holiday homes are chalets instead of caravans. It is privately owned by a land owner and my mum currently pays him yearly rates, just like a caravan.
Maybe I should just ring land registry and ask them. It just seems too simple, not to have to have solicitors involved, not that my mum or I want a solicitor involved of course.
I just don't want to have to pay out costs which I will have to pay again when I sell the chalet myself.

DTD, the property does have deeds, my mum has a copy of them, so I know I will have to change the deeds but don't know how to do it without the use of solicitors.

Does she pay council tax ? If not then I doubt it has deeds as it isn't classed as a separate dwelling. It's up to the site owner if they are happy to let you buy it from your Mum as he has first refusal.
The other thing you need to do is check the length of your Mum's lease. It is likely that the chalet has no value when the lease expires. My friend has one of these and he is coming to the end of his lease and the options are to buy another lodge and long lease (which would be as much as he paid the first time round or more) or pay to have the lodge removed at his cost and find somewhere else to put it.0 -

Then check the Land registry site. However, are you sure what she's got isn't the lease ?0 -
My mum has a 43 year lease which we will look into increasing and yes, I'm sure she has deeds as I have seen them, also she does have to pay council tax, unfortunately.
I've looked on the land registry site and it looks like I have to complete the forms I have already mentioned, however, I can't see where it says how much it will cost, hence my first post.
If anyone has had to transfer the deeds over to a family member before, especially if it's been a holiday home, I would love to hear how you achieved this.

Going back to your original question - as it may be relevant to your current plan.
I would interpret "giving the site owner first refusal" differently...
I think it may mean: when your mum has agreed a price with a buyer, she must first give the site owner the option to buy at that same price.
For example:
If someone offers £50,000 for it, she must then offer it to the site owner for £50,000 first, before accepting the offer.
This may be a problem, if your mum plans to sell to you (or a friend) at a discount.
For example:
If she plans to sell to you for £1000, she must offer it to the site owner for £1000 first, before selling to you.
It might be worth investigating this, if you will be getting a discount - or if she is giving it to you for nothing. (You don't want to find that the site owner can make a retrospective claim.)0 -
Hi Edddy, thank you for your reply.
The current situation is that I will have 3 valuations on the chalet, once these have been completed I will agree with my mum a fair price and will pass this onto my mum. The problem I have is getting the chalet changed into my name.
My mum finally got through to the site owners office today to ask how we swap ownership and has been told that we would need a solicitor to complete this and it will cost about £300. I don't know if this includes the deeds fees too.
Once this has all been completed, I will then put the chalet up for sale, using the normal methods and as you rightly say, give the site owner first refusal.
I don't know what to do now, I want to be able to give my mum the money asap, she needs the money sooner rather than later and it could take quite a while to sell it. The problem is, I don't want to have to pay all the costs involved now and then again when I sell it later on this year. Should I just give her the money and ask her to get a will and put on it that we are to have the chalet when she passes away (I have 3 siblings).
