Selling my mums Chalet, what's the procedure?

Hi, my mum wants me to sell her chalet and I was hoping you could help me with some questions.
The land owner has first refusal, should I still go to an Estate Agent and ask them to put it up for sale? The land owner wants a valuation done, is this the best option?
We also have a friend interested in buying it, I just don't know what to do? I'm guessing we will need Solicitors and a valuation completed, do you think it's best to just ask an estate agent to sell it and then let the friend and/or land owner buy it through them.
Help.

I wouldn't have thought that you would need to involve an EA at this stage or, potentially, at all other than to get 3 valuations.
You then need to formally offer the property to the land owner and if they don't want to buy it you can presumably just sell it to your friend and save yourself the EA fee.
Obviously you would need to have the land owners decision in writing.0 -
Why pay an EA if you have no choice but to offer it to the land owner?
And if he says no, again, why pay an EA if you are going to sell to a friend?
You only need an EA if you want to get wide advertising to find a buyer from..... 'out there'.
However, you could invite 3 EAs round on the basis that you might use them, and ask them for valuations.
Or you could pay an RICS surveyor for a written valuatio.0 -
Agree, get 3 free valuations then if you are contractually obliged offer it to the land owner first then if you cannot get agreement offer it to your friend.
If both of these fail find a specialist agent.0 -
That's great, thank you for your help. I will contact 3 Estate Agents first and get valuations, am I right thinking that I shouldn't mention the land owner or friend? I'm sure the land owner won't buy it, he likes to buy Chalet cheap, do them up and make a profit but my mum's is in nice condition and won't be as cheap as he would like, I'm guessing.

Hi, slight change of plan and advice wanted please. With my dad passing away, my mum is in need of the cash soon, my thoughts are to transfer the chalet to me and I pay her what the valuation is, therefore the chalet becoming mine and my mum getting the money early, once this has been processed, I will then sell the chalet myself at a time that suits me.
The problem I have is I don't know how to achieve this. Am I right in thinking that I need to complete form TR1 (registered title whole transfer) and AP1 (to register that transfer) to Land Registry? If so, will there be a fee for this, I can't work that out. Also, would that be all I needed to do, until I sell it myself that is.
I know it's not something everyone knows but was hoping someone may have been in a similar position as myself and had to transfer a property to a new owner, without the use of solicitors.

What exactly does your mother own, presumably it's some sort of cabin which is situated on a leased plot in a holiday park ??0

Be careful with transferring a chalet - there's often a charge to be paid to the site owner, quite a hefty one sometimes, just for transferring (even due to death).0

It's a chalet on a private holiday site. My mum has already transfered the chalet name in just her name with the site owner and they didn't charge anything but it's worth checking with them, thank you for that. I guess I was just expecting the site owner to swap it without charge, just as he did before.
It's more the transfer of the deeds I was more concerned about. I'm not sure how I do it, how much it will cost and whether we need a solicitor still?
Any help will be really appreciated.

I know someone who bought on a mobile home park and it was 10% of the value they paid for the property.

I wouldn't think that such a property would have any deeds, I doubt that it would qualify for registration with the land registry.0
